Position Description
The responsibility of the Assistant Head Janitor is to assist the Head Janitor and supervise staff and outside contractors in monitoring and maintaining the general maintenance of a multi-unit residential property.
The pay range for this position is $26.17/hr.
Responsibilities:
- Assist the Head Janitor to monitor and maintain all building mechanical systems.
- Perform service and maintenance within the units, common areas or commercial areas of the building as directed. Knowledgeable in janitorial maintenance of the building.
- Electrical, Plumbing, Carpentry and HVAC skills are required.
- Assist Head Janitor in maintaining inventory control for all supplies, chemicals and equipment.
- Assist Head Janitor to analyze short term and long term building maintenance needs.
- Computer skills are beneficial.
- Assist Head Janitor to maintain on-going records of a monthly engineers report, daily mechanical needs, maintenance records and work tickets.
- Maintain all building tools and equipment and advise of necessary repairs or replacement. Seek out and correct any unsafe conditions.
- Perform and supervise ongoing maintenance of designated areas, and special maintenance of designated areas including swimming pool operations.
- Be knowledgeable on all maintenance procedures
- Candidate should exhibit creative thinking and good communication skills to be able to accurately describe a problem.
- Serve as an on-call Head Janitor in the absence of the Head Janitor or on call help as needed in the event of a building emergency.
- Inspection and Routine Maintenance on all appropriate equipment.
This person will be required to join the Local 1 Union within 30 days of becoming employed.
Requirements:
- High School Diploma or GED required.
- 2-5 years experience with HVAC, Appliances and Carpentry.
- 2-4 years experience supervising maintenance staff.
- Experience with Microsoft Excel required.
- Advanced Process Improvement, Prioritizing, Supervising, Listening, Detail-Oriented, Customer and Accountability skills preferred.
