Immediate Opening for On-Site Assistant Community Manager.
Seeking a highly motivated, experienced, Assistant Community Manager who has both the sales and leadership skills required for success.
The Assistant Community Manager will assist the Community Manager in all aspects of daily community operations, focusing on the financial and operational responsibilities.
Role Responsibilities:
- Supports the role of the Community Manager, and is knowledgeable of all their duties, in the case of their absence.
- Review rental rates with Community Manager and establish good leasing practices with leasing staff.
- Oversee budget with emphasis on delinquency and lease renewals; contacting residents, sending notices and filing evictions as needed.
- Supports the accounting functions of posting rents and invoices. Process payments in accordance with company policy.
- Track late payments, apply late charges in accordance with company policy.
- Send out late notices and inform Community Manager in accordance with company policy.
- Handle NSF/returned checks in accordance with company policy.
- Follow-up on delinquencies and make all collections by the established close-out date. Process all evictions and proceed through the judicial system in accordance with company policy.
- Maintain a high level of customer service, including but not limited to resident correspondence.
- Oversee community presentation, including office, model units, vacant units, community grounds, amenities while maintaining a high level of customer service.
- Maintain occupancy, set rental rates, manage vacancy and strive to meet budget expectations along with metric goals set on a weekly, monthly and annual basis.
- Familiarize with job duties of staff; set goals, monitor performance, motivate and adhere to policies while creating a sense of teamwork and community.
- Follow policies relating to but not limited to fair housing, OSHA and safety standards set by the company.
- In case of emergency, being available and accessible to community at all hours.
- All functions related to multi-family Property Leasing, Marketing and Resident Relations.
- Other duties as assigned.
Qualifications:
- Minimum 3 years of Property Management Experience
- Excellent oral and written communication skills
- Must be professional, energetic, organized, detailed and service oriented at all times
- Ability to meet deadlines
- Ability to communicate with residents, co-workers and management tactfully
- Competence in the use of standard office equipment including telephones, Internet, copier, scanner and printer
- Intermediate computer and data-entry skills, working knowledge of Excel is a must
- Knowledge of TAA/Bluemoon lease software and electronic signature processing
- Ability to quickly learn any new property management software programs
