Overview
Responsible for overseeing the entire operation of CoralTree Residential Resort Management in Hawaii, including the oversight of multiple homeowner's associations and vacation rental operations for numerous condominiums, spread throughout various complexes in resort destinations. In addition, this senior leader will be responsible for spearheading the growth acquisition initiatives, for the CoralTree Residential Resort Management - Hawaii, to achieve the strategic growth plans. The CoralTree Residential Resort Management Area Managing Director will lead day to day operations and direct the resort based executive team, including property General Managers and Association Managers, as well as senior leaders from Operations and People Services. In addition, this position will serve as the senior executive advisor to homeowners association Board of Directors.
The Area Managing Director may also have direct oversight and responsibility for other operations in Hawaii as directed by the Senior Vice-President of Residential Resort Management. Additionally, this leader will play an instrumental role in the growth of the operation by seeking out opportunities that lead to the acquisition of new residence and homeowner's association management contracts. The individual in this role, working in harmony with the home office and regional support teams, will orchestrate and deliver distinctive and memorable service and operational standards, while realizing the objectives of each association or ownership group. As well, the position is responsible for embracing CoralTree Residential Resort Management's vision and service culture and will be instrumental in helping ensure the effective implementation and adherence to our service standards while maintaining each property's distinctive identity.
Furthermore, this strategic leader will promote unity and teamwork and should be able to inspire other leaders to achieve our goals by exceeding our team members', guests' and owners' expectations. Inter-relationships to lead, assist, direct and inspire the resort team to maintain the properties and grounds, where applicable, while optimizing owner return and delivering excellent service to both owners and guests. To coordinate, communicate and collaborate regularly with the property leaders, along with regional team members, other senior company executives and the elected board members and owners of the associations we manage.

The Area Managing Director will seek out and experience a significant amount of contact working with board members, staff members, and various individuals and groups throughout our island resort communities.
It is expected that this dynamic leader will be an influential decision maker within the various communities in which we operate and will help continue to grow its reputation while working to optimize opportunities to grow the area's revenue base.
Needed attributes
This senior leader must possess exceptional leadership skills within a seasonal upscale/luxury resort operation. Prior experience in Hawaii is preferred. He/she should excel in guest, team member and homeowner relations and must be resourceful, highly self-motivated, possess a strong work ethic and sense of urgency, have exceptional written/verbal communication skills, and be able to guide and direct work teams, individuals and property operating departments to achieve financial objectives.
The Area Managing Director must also possess a track record of providing exceptional service experiences balanced with operational efficiency, capital project management, financial controls and strong local community involvement while exceeding owner expectations. In addition, it is required that this leader become well-versed in community association management for the state of Hawaii and become certified if/when required by the state.
Essential Functions:
  • Achieve property financial/business plan goals and expectations as established in the annual business plan for all areas of responsibility while organizing and implementing strategic and tactical plans to facilitate this aim.
  • Maintain the physical properties in a "first-class" condition.
  • Address homeowner and Board member requests and needs in a timely manner and ensure consistent communication via emails, phone calls, newsletters and website postings.
  • Be fully responsible for the operating success of the properties and homeowners associations and work to achieve their financial objectives while optimizing profit, and individual owner earnings.
  • Ensure that the selection, training and ongoing direction for property team members is such that it maintains a high level of job satisfaction/morale/teamwork among team members in all areas.
  • Provide innovative/creative thinking and strategies to effectively differentiate the properties and residential resorts from their competitive set and continue to exceed fair market share.
  • Consistently deliver accurate forecasting projections for areas of responsibility and implement effective adjustments as required with labor and other cost drivers to ensure profit integrity.
  • Demonstrate a strong operational expertise in homeowner association, resort and vacation rental service delivery.
  • Proven ability to effectively plan and implement short and long-range strategic capital projects and project management.
  • Effectively represent the properties and the Company in the local community, regionally and nationally.
  • Ensure the properties are operated safely and securely according to company accounting standards.
  • Ensure all homeowner's associations are managed in compliance with the association's governing documents, state statutes and all other local regulations.
  • Proven ability to influence groups and key decision makers to grow our rental business and acquire new associations for management.
  • Ensures all guests enjoy an authentic high-quality experience.
  • Supports and ensures successful impact of the Colleague Recognition programs.
  • Continuously improves Quality Assurance program results, measured by post stay guest survey scores and online/social media guest feedback.
  • Resolves guest issues promptly and with great care and effectiveness.
  • Serves as the senior advisory to homeowners association Boards and Board Presidents to ensure strategic alignment.

Qualifications
  • Four-year college degree preferred.
  • Experienced General Manager with multi-property experience operating and positioning a resort property, vacation rental company or comparable asset.
  • Prior Homeowners Association Board management experience is required.
  • Multi-unit operational experience preferred.
  • Previous experience within an independent group and leisure property environment is preferred.
  • Experience overseeing large capital projects preferred.
  • Flexible work schedule, especially on holidays and weekends.
  • Ability to analyze and solve complex problems.
  • Experience managing homeowner associations, with Hawaii HRS 514B knowledge a plus.
  • Experience managing condominium/residential vacation rental operations.

Salary range: $215,000 - $235,000/yr.
