Area General Manager Department: Facility Services
Fort Myers, FL
Reports to: Facility Services Director
Our client is a well-established company dating back 60 years. They are looking for an Area General Manager for the Fort Myers-based operations. The position is composed of P & L/Budgets, Leadership, Customer Relationship; Hiring, training, developing, and evaluating staff; and Safety.
JOB OVERVIEW
  • As a member of the Operations leadership team, the Area General Manager will have oversight of all accounts within a 50-mile radius of Ft Myers where our regional offices are located.
  • Services provided at the locations consist of janitorial, floor care, window cleaning, pressure cleaning, and disinfection services. This scope is expected to grow to include hard services and maintenance within the year.
  • The ultimate success of the position is measured by, or linked with, contributions made to the following:
    • Assuming a leadership role in the region for Facility Services and effectively coordinating all aspects of service, financial management, and employee performance.
    • Successfully managing responsibilities and projects and ensuring proper execution to meet deadlines.
    • Continuously striving to enhance and improve the productivity of the team and its ability to create a brand right, quality service platform that contributes to the overall growth.
    • Achieving same-store growth and healthy gross profit objectives to be determined each year and set as target

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following, but are not limited to:
Financial Management of Portfolio
  • Develop and control profits, plans, and budgets for portfolio.
  • Review all expenditures and costs of the portfolio and take appropriate action to control costs at an economic minimum consistent with the company’s objective.
  • Implement cost-effective systems of control over capital, operating expenditures, manpower, wages, and salaries.
  • Manages capital asset maintenance.
  • Identifies, communicates, and drives implementation of capital investments and improvement projects.
  • Achieve optimum employee levels with the least amount of overhead and supply costs to meet the annual budgetary plan.
Leadership
  • Assist company officers in the development and formulation of long and short-range planning, policies, programs, and objectives.
  • Assist in developing, recommending, and revising a complete program for all operational and maintenance functions for the assigned portfolio.
  • Provide leadership for employee relations through effective communications, coaching, training, and development.
  • Provide leadership and training to accomplish the company goals and objectives.
  • Build collaborative relationships with Customers, Vendor Partners; and staff within the company
  • Ensure compliance with Company standards for cost control, waste reduction, quality, OSHA, GSA and safety.
  • Manage compliance with state and federal regulations.

Customer Relations
  • Work effectively and relate well with others. Exhibit a professional manner in dealing with others, working to maintain constructive working relationships.
  • Responsible for making cost estimates for additional work that is to be done within portfolio.
  • Responsible for increasing sales with existing and potential customers.
  • Provide leadership for problem resolution with customers to facilitate faster improvements and improved working relationships.
  • Meet with each customer in the territory at least every other month to identify any concerns.
  • Regularly schedule relationship-building appointments for lunch, dinner, or events with customers.
  • Remain accountable to the customer management representative(s) and Contractor management for the fulfillment of all functions and responsibilities.
  • Follow up with customer requests promptly.

Administrative
  • Hire, train, develop, and evaluate staff. Take corrective action as necessary on a timely basis and in accordance with company policy. Ensure compliance with current federal, state and local regulations. Consult with the Human Resources Department as appropriate.
  • Formulate and recommend policies and programs that guide the organization in maintaining and improving its competitive position and the profitability of the operation.
  • Direct and monitor project managers to accomplish the goals of the operations plan in a timely and cost-effective manner, consistent with established operations and safety procedures. Act as liaison between project management/subordinate levels, as well as executive/project manager levels to inform personnel of communications, decisions, policies and all matters that affect their performance, attitudes and results.
  • Direct and coordinate various programs essential to operating procedures (e.g., training, safety, quality control, cost reduction, worker involvement, security, etc.).
  • Ascertain the availability of qualified employees from within the company and hire or appoint salaried employees to positions ensuring that they meet competency requirements.
  • Determine operations headcount needs and ensure compliance with Company policies. Recommend the employment of hourly personnel in numbers consistent with the schedule of the work and economic operations.
  • Establish and maintain necessary standards of conduct and performance to ensure that the department’s operations and services are carried out efficiently.
  • Recommend salary changes for salaried and hourly personnel.
  • Control the promotion or demotion of salaried personnel.
  • Approve promotion of hourly personnel.
  • Approve personal leaves and vacations, other than own.
  • Establish and maintain those relationships necessary for the fulfillment of duties with customers, labor representatives, vendors, and within Facility Services.
  • Identify competency requirements for future success in operations and coordinate with human resources the training programs needed for all personnel as appropriate.
  • Initiate and coordinate major projects.
  • Keep current on information and technology affecting functional areas to increase innovation and ensure compliance.
  • Maintain existing equipment; replace or make adjustments to equipment when necessary.
  • Participates in the bid process, walk-through, and pricing of the proposal.

Safety
  • Oversee the implementation of the safety programs.
  • Proactively identify safety hazards and develop solutions to reduce or eliminate employee injuries and illnesses through the implementation of the job safety analysis program.
  • Ensure employee involvement in safety programs.
  • Ensure frequent and quality safety communications between management and employees.
  • Provide environment for continuous improvement, objective observations, accident analysis, and training to increase employee safety on the job.

QUALIFICATIONS EDUCATION, LICENSE, and/or CERTIFICATION
  • Bachelor’s degree or equivalent. EXPERIENCE and/or KNOWLEDGE
  • 5 – 7 years of experience in Facility Services management.
  • Working knowledge of budgets and financial statements.
  • Computer proficiency in MS Office suite of programs.
  • Bilingual English / Spanish is a must.
