Who We Are?
Noble Properties is a small local company, with roots in the Raleigh area that go back to the 1990s. We own and operate three properties located in Raleigh, Cary, and Garner, totaling 265 apartment homes.
What is the Position?
The open position is for Maintenance Technician at Chatham Forest Apartments in Cary, NC. Chatham Forest Apartments is a 154-unit apartment community built in 1973 and has been updated through the years to keep up with the times. You will be working with the properties lead maintenance tech, and the company’s maintenance supervisor to keep the property running and moving froward.
Who Are We Looking For?
We are looking for a Maintenance Technician to become a part of the Chatham Forest maintenance team and build upon their property management career. Candidate must have a good work ethic, ability to work in a team, and have the skills and qualifications listed below.
Qualifications
· 1+ years of work experience as an Apartment Maintenance Technician
· Ability to pass a background check
· Lives in Wake County
· Valid driver’s license and a reliable form of transportation
Job Requirements
● Licenses and Certifications:EPA Refrigerant Recovery Certification, Active Driver’s License.
● Transportation:Ability to move between properties, pick up supplies from vendors, drive company vehicle, and preform after hours on-call duties.
● Mobile Phone:Keep your phones in operable condition and on you during the workday and while on-call. Use your mobile phone on the job to contact vendors, coworkers, tenants, etc.
● Software and Technology:General knowledge of Gmail, Google Calendar, Google Docs, Google Sheets, Microsoft Word, and Microsoft Excel
● Personal:Dependable, Honest, Hard Working, Self-Starting, and Independent. Ability to work with minimal supervision and have excellent time management skills
● Physical Ability:Must be able bend, stoop, sit, stand, walk, climb stairs & ladder, to reach, lift, pull, push, balance, crouch, crawl, kneel and lift or carry weight up to 75 pounds. Ability to work in outdoor conditions for prolonged periods, ability to stand for 8 hours. Ability to push and pull an appliance dolly loaded with appliances.
● Basic Hand Tools Required: Screwdrivers, Hammer, Pliers, Measurement Tape, Wrenches, Hand Saw, Utility Knife, Pry Bars, Staple Guns, Scissors, C-Clamps, Crowbar, Mallet, Level, Gloves.
Maintenance Skills Required
● HVAC: Charging units, identifying leaks, cleaning condensate drain lines, running new line sets, replacing/repairing condensing units, replacing/repairing inside coils.
● Plumbing: Basic plumbing knowledge and skills
● Carpentry: Basic carpentry knowledge and skills
● Painting: Knowledge and ability to touchup paint walls, cabinets, ceilings, doors and trim.
● Drywall: Knowledge and ability to install, mud, and repair drywall
● Electrical/Appliance: Basic electrical knowledge and skills
● Appliances:Repair and install the following appliances: refrigerators, dishwashers, electric & gas stoves, microwaves, garbage disposals, electric water heaters
● Roofing:Knowledge and ability to perform light roof repairs
Main Duties
- Vendors: Assist and supervise vendors and subcontractors while they are on the property.
- Unit Turns: Turning apartments from move-outs to ready units.
- Work/Service Orders: Receive and perform maintenance request throughout the day.
- On Call: Share 24/7 on call duties, with maintenance team, for emergency maintenance.
- Remodeling:Remodel selected apartments during turns. Including, but not limited to, replacing bathroom vanities, replacing closet shelving, replacing kitchen cabinets.
- Property Upkeep: Walk property each working morning for trash & debris. Ensure trash cans on property are changed when needed. Including dog station trash bags and trash cans. Report any hazardous community conditions, tenant issues, and suspicious activity to the community manager.
- Preventative Maintenance: Preform preventative maintenance on the property as instructed by the management.
- Travel: Travel between properties when necessary. Travel after hours, to perform On-Call duties.
- Inventory: Manage inventory at each property. Order inventory and materials for both properties. Keep a neat and organized maintenance shop.
- Scheduling: Schedule and work with vendors.
- HVAC: Charging units, identifying leaks, cleaning condensate drain lines, running new line sets, replacing/repairing condensing units, replacing/repairing inside coils.
- Plumbing: Repairs, replace parts, installation.
- Carpentry: Install doors, trim, shelves, countertops, vanities, cabinets. Make repairs.
- Painting: drywall/mudding work, painting.
- Electrical/Appliance: Lighting, wiring, power circuits, replacing switches, etc.
- Appliances:Repair, install refrigerator/dishwasher/stove/microwave/garbage disposal
- Roofing: Light Roofing Repair
Work Schedule
· 8:30am to 5pm, Monday- Friday. Clock out while taking lunch.
· Work schedule may vary, some overtime may be required as needed to meet business needs. This overtime may include 24/7 shared on-call.
