- Performs land title research utilizing both internal and external resources to determine ownership and other land rights.
- Determines fee and easement ownership.
- Locate tax cards from courthouse or on-line.
- Search property records for all documents pertaining to properties.
- Summaries recorded documents, such as mortgages, trust deeds and contract, affecting title to the said property.
- Examines mortgages, liens, judgments, easements, plat books, maps, contracts, and agreements to verify legal description, ownership, restrictions, or conformity to requirements.
- Analyzes encumbrances to title, statues and case law and prepares reports outlining encumbrance and action required to clear title.
- Perform Curative, Due Diligence, Full, Cursory as well abstract title back to patent.
- Searches records to determine if delinquent taxes are due.
- Prepare Chain of Title and Limited Title Certificate.
- Skills necessary: deed plotting, knowledge of researching public records, analysis of title data, interpret deeds, court actions and probates impacting property ownership, understanding title standards in each state.
- Reviews and provides interpretation land rights for accuracy and completeness.
- May consult with CNP Environmentalist, Surveyors, Engineers, Attorneys in order to resolve land and easement related issues.
- Protects all property and rights thereto of the Company.
- Observes Company facilities and promptly reports and records any defects or irregularities with Company equipment or lines in accordance with established Company procedures.
- Advocates safety in all aspects and protects the public concerning the dangers involved with activities in the vicinity of gas and electric Company equipment or lines.
- Requires an associate degree from an accredited college or university. In lieu of an associate degree will consider a combination of education and related experience in real estate, Right of Way acquisition, easement documentation preparation, document management, land and title research totaling four (4) years. Two (2) years of experience is equivalent to one (1) year of education.
- Requires a minimum of four (4) years of experience in land related activities with an understanding of land transactions, legal documents, metes & bounds descriptions, land titles, abstracts, surveying, and GIS.
- Experience preparing and certifying the abstract of title of the ownership of a particular parcel of real estate, consisting of a summary of the original grant and all subsequent conveyances and encumbrances affecting the property. Focuses on finding, analyzing, and synthesizing information in a production and clear manner.
- Must have sufficient job knowledge of gas and electric facility requirements and possess decision making skills to interpret the needs of the Engineer, Service Consultant and Customer.
- Must have sound working knowledge of Personal Computing devices and Microsoft Office software applications, coupled with sound working knowledge of maintaining, updating, and archiving records and data in SAP, FileNet, ArcMap GIS and various database and spreadsheet formats.
- Bachelor’s degree from an accredited college or university.
- Real Estate License and/or International Right of Way Association RWP certification.
