Position Summary
The VP Land's primary role is to facilitate all aspects of acquisition and development responsibilities to deliver finished lots to the home builder division. Specifically, ensure the successful acquisition of new property for development and ultimately the transfer of finished lots to the home builder division. This includes business development, contract negotiations, due diligence, construction management, personnel management, and collaboration with all departments and divisions.
Duties & Responsibilities

  • Partner with Regional VP Land to establish and execute the acquisition & growth strategy for Tulsa division.
  • Identify and acquire new acquisition & development opportunities suitable for the home builder division.
  • Negotiate and present Purchase & Sale Agreements, and amendments.
  • Maintain relationships and communication with Owners, Brokers, and Developers throughout transactions for status updates and relay same to the cross-functional team.
  • Ensure proper communication and onboarding of new deal details to the team.
  • During the feasibility stage of a project, responsible for understanding how site conditions, title, entitlements, and engineering and construction factors affect the economics of projects.
  • During the engineering and construction phase of the project, responsible for ensuring the most cost-effective subdivision is designed and constructed, while ensuring the project is constructed according to acceptable construction practice and the appropriate governing standards and specifications.
  • This service is provided to the homebuilder divisions of Rausch Coleman Homes to deliver ready to build lots on time and on schedule.

  • Additional duties as required.

Requirements
  • Minimum 5 years of experience in estimating, land acquisitions, engineering, entitlement, development, construction, or field project management.
  • Effectively partner with developers, brokers, consultants, engineers, internal team members, municipality and utility representatives, etc.
  • Identity issues, propose solutions, and implement resolutions.
  • Hire and manage a team of 1 to 4+ team members (where applies).
  • Exceptional verbal and non-verbal communication skills.
  • Ability to work in computer programs such as Microsoft Office (Word, PowerPoint, Excel) and utilize project management/database systems such as DealPath.
  • Ability to work independently and see tasks to completion.

Preferred Qualifications
  • 5 years experience in in estimating, land acquisitions, engineering, entitlement, development, construction, or field project management of single-family subdivisions for a production home builder.
  • Bachelor's Degree in Real Estate, Finance, Civil Engineering, Construction Management, Business Administration, or other.
  • Intermediate level knowledge of AutoCAD, Microsoft Office (Word, PowerPoint, Excel, Project), DealPath.

Physical Demands
  • Lifting up to 40 pounds occasionally and up to 10 pounds frequently and frequently moving small objects.
  • Valid driver's license and free use of a vehicle for regular travel.
  • Frequently sitting for long periods of time.
  • Walking or standing occasionally.
  • This position works outdoors 50% of the time and indoors 50%.
  • Must have manual use of hands and vision to use computer constantly.
