We are seeking a motivated and detail-oriented Vacation Rental Property Manager to oversee the operation and management of Vacation Rental properties in beautiful Helena, Montana and surrounding areas.

Responsibilities:

  • Guest Relations: Provide exceptional customer service to guests, ensuring their needs and concerns are promptly addressed, leading to positive reviews and guest satisfaction. Excellent written and verbal communication is a must!
  • Property Management: Coordinate and oversee the cleaning, maintenance, and upkeep of rental properties, ensuring they are in excellent condition for each guest's arrival. This includes vendor coordination, property owner ad guest communication.
  • Booking and Reservations: Manage property listings on various booking platforms, respond to inquiries, process reservations, and optimize pricing strategies to maximize occupancy and revenue. Ensure that platform calendars are working properly and that bookings are being adequately managed.
  • Check-In and Check-Out: Coordinate seamless guest arrivals and departures, including key exchanges or self-check-in procedures, and address any issues that may arise during a guest's stay, field early check requests and communicate with guests during their stay.
  • Marketing and Promotion: Assist in creating and updating property listings with accurate and appealing descriptions, high-quality photos and videos, and engaging content to attract potential guests.
  • Financial Management: Keep track of rental income, expenses, and budgets, ensuring financial goals are met and maximizing profitability. Flexibility and adaptability with online/app based softwares is necessary.
  • Regulatory Compliance: Stay informed about local regulations, tax requirements, and zoning laws related to short-term rentals, and ensure properties remain compliant at all times.
  • Problem Solving: Address and resolve any guest or property-related issues in a timely and professional manner, finding suitable solutions to ensure a positive guest experience.
  • Reporting: Generate regular reports on occupancy rates, financial performance, and guest reviews, providing insights to improve property management strategies. We utilize industry leading software to generate reports.
  • Supply and Inventory Management: manage supplies for individual properties to ensure each property is stocked and “guest ready”.
  • Systems, Policy & Procedure Development and Implementation: We rely heavily in our systems and procedures to successfully manage our portfolio. Continually reviewing, improving, developing, and streamlining our systems with proactive and creative thinking is an important part of this position.
  • Supervisory and Team Management: This position will be tasked with overseeing multiple team members including cleaners, vendors, maintenance techs, laundry attendants, and may be asked to hire, train, and potentially fire team members based on performance.

Qualifications:

  • Previous experience in hospitality, property management, or a related field is preferred.
  • Strong communication and interpersonal skills, with the ability to interact effectively with guests, team members, and third-party vendors.
  • Detail-oriented mindset, capable of managing multiple tasks simultaneously and maintaining high standards of property presentation.
  • Proficiency in using booking platforms and property management software.
  • Knowledge of local regulations and laws related to short-term rentals is a plus.
  • Property management or real estate license is a plus but willingness to get licensed is necessary.
  • Problem-solving skills and the ability to handle challenging situations with tact and professionalism.
  • Flexibility to work weekends, holidays, and evenings as needed.
  • A passion for delivering exceptional guest experiences and a commitment to maintaining the highest levels of guest satisfaction.
  • Reliable transportation
  • Strong customer service skills to remediate any customer issues with a great 'bedside manner'
  • Strong Management skills - overseeing, training, hiring and firing will be a part of this position. It is necessary that this position is ready to oversee and be responsible for a teams performance.

Job Types: Full-time, Part-time

Pay: $22.00 - $27.00 per hour

Expected hours: 35 – 45 per week
