Heath Construction & Millwork, Inc., a Commercial General Contractor working throughout the southeast for many large multi unit restaurant clients, is looking for an experienced Traveling Superintendent to manage our new construction, renovation and remodel projects throughout the southeast. Major clients include Starbucks, Chick-fil-A, and Panera Bread. The right candidate should be a skilled professional with a positive attitude and great communication and organizational skills. Prior experience as a Superintendent overseeing Commercial, Restaurant and fast casual projects a plus! CLASSIFICATION: EXEMPT - SALARY

REPORTS TO: PROJECT MANAGER

GENERAL SUMMARY: Coordinate and manage all on site project activities including subcontractor management, worker assignment and control, project status reporting, safety and QC standards and customer communication and relations

DUTIES AND RESPONSIBILITIES:

· Manage the day to day operations of the project to ensure that it meets design and bid specifications

· Submit change orders and requests immediately upon occurrence

· Provide weekly progress reports and photos to the Project Manager on the progress of the job

· Take corrective actions when authorized to do so when subcontractors do not meet quality work standards of the company

· Train and instruct workers and subcontractors on job specification and work production requirements

· Upon authorization from the Project manager discuss payment terms with subcontractors

· Ensure and maintain job site safety standards, procedures and requirements (signage, local work comp panel, PPE, etc.)

· Provide quarterly reviews on job progress as defined in the design and the project bid specifications

· Report compliance and progress of workers in meeting performance management standards and objectives

· Prepare project walkthroughs with the Project Manager and when necessary with the client and turn over to operations

· Complete client punch list within 5 days of the project completion date. Punch list not to exceed 10 items.

· Submit to the Project Manager a complete turn over package within 7 days of store turn over including:

    • Copy of C.O.
    • Copy of health dept. approval
    • One set of accurate “as built” red line drawings
    • Signed copy of completed punch list
    • Progress and final photos per templates
    • Actual permit card
    • Subcontractor contact information for warranty issues

· Adhere to job related budgets and bids, manage, control, and reduce job related expenditures to ensure a successful and profitable project.

· Adhere to policies, standards, and processes, as described in the Employee Handbook.

  • Additional duties as occasionally assigned.

QUALIFICATIONS AND EXPERIENCE:

  • Basic computer skills required (Microsoft Office)
  • Familiar with smartphone and tablet equipment and software
  • 5 years relevant construction management experience
  • Knowledgeable in all construction trades

· Self-motivated, highly responsible, good problem solving and organizational skills

· Estimating projects costs accurately, maintaining budget

· Effectively managing and deploying employee resources

· Establishing and maintaining effective customer relations

· Maintaining project scheduling accuracy
