Job Title: Sr. Director, Real Estate, Market Planning

Description: This position will assist in developing and executing our REAL ESTATE strategies across the US, Canada, and Puerto Rico. The Sr. Director will lead all lease renewal initiatives while also managing our national landlord accounts. The position will be instrumental in developing strategies for growth while executing market optimization initiatives for our brands.
Within Real Estatethis position handles the following:
- Strategic oversight of all Real Estate transactions for lease renewals, new stores, expansions and relocations.
- Direct all Real Estate Committee agendas, including pre-approvals for renewals, new stores and relocations. Drive costs out of the business through strong deal structures, increased incentives from landlords, higher tenant allowances, and leveraging extended term on our best stores.
- Manage all aspects of our national account portfolios (REITS) including annual reviews, top to top relationship management, conducting annual meetings to discuss business conditions effecting the SBH portfolio. Facilitate early initiation of same center relocations or forced relocations to minimize business disruption.
- Establish regular cadence of store operations field leader input on expiring leases, accumulating relevant data points including shrink and safety, to assist in thorough negotiations and increased problem resolution at the shopping center and store level.
- Manage our REAL ESTATE broker network of approximately 60 REAL ESTATE brokers, providing market strategies in support of key initiatives and directing deal related activities. Set priorities in market for Sally, BSG, and new concepts.
- Primary point of contact for our analytics partner, Intalytics, in the ongoing maintenance and refresh of our sales forecasting and market optimization platform. Ensure thorough training is provided to all users to maintain integrity of the model, including the LATAM REAL ESTATE team.
- Strategic oversight of all analytics and market optimization tools, ensuring market development strategies are prioritized and executed. Ensure all market voids identified by our analytics programs are prioritized and shared with broker network.
- Direct updates of the Real Estate database, look for ways to better leverage our key data used to manage the store fleet including all information critical to the ongoing management of the SB and BSG portfolio.
- Leverage store and market data to provide support to our key business partners in merchandising, marketing, and operations. Enhance existing tools to be shared within the organization to provide greater insights at the store and market level.
- Fully develop market plans for Canada and Puerto Rico to establish strategic direction for growth over the next several years.
- Manage the collaborative process between REAL ESTATE transaction management and Project Management/Construction, streamlining processes to eliminate delays in delivering new stores to market that are correctly constructed and ready to sell.
- Provide ongoing training and development of the Asset Management team, developing best practices in leveraging store data and market intelligence for favorable economic outcomes.
- Oversight of the Option Notice Dates and Right of Termination Dates, ensuring timely and accurate updates to databases and coordinate with the Asset Management Team and Legal Team to ensuring all stores with critical dates are presented to REAL ESTATE committee in a timely manner.
- Attend national and select regional ICSC conventions, conducting in person meetings with our top national and regional landlord representatives. Communicate company strategies regarding the direction of our business and the needs of our store fleet.
- Special Projects for the VP of Real Estate as requested.
Primary Duties
50% Transactional management for renewals, new stores, relocations and expansions, coordination of third-party partners and REAL ESTATE brokers. Manage all national landlord relationships and portfolio discussions.
20% Strategic oversight of market planning activities, training and development for internal Asset Management Team for both analytics tools and effective negotiation strategies
20% Oversight of internal information systems and database management, reporting tools and resource development.
10% Special Projects for the VP of Real Estate
Knowledge, Skills and Abilities
- College Degree, Business, finance or REAL ESTATE degree preferred.
- 5-7 years’ experience in transaction REAL ESTATE management required
- Experienced retail REAL ESTATE deal making required
- Strong market knowledge across broad regions of REAL ESTATE desired.

Working Conditions/Physical Requirements
The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, retail stores, and residences or commercial vehicles, e.g., use of safe work practices with office equipment, avoidance of trips and falls, observance of fire regulations and traffic signals, etc. The work area is adequately lighted, heated, and ventilated.
The work is sedentary. Typically, the employee may sit comfortably to do the work. However, there may be some walking; standing; bending; carrying of light items such as papers, files, books, small parts; using a keyboard, driving an automobile, etc. No special physical demands are required to perform the work.
