PURPOSE & OVERALL RELEVANCE FOR THE ORGANIZATION


Workplaces is responsible for the active management of the Global Real Estate Portfolio for all owned and leased properties, including lease and transaction management, all design, construction services, canteen services, and operational maintenance for all offices, showrooms and distributions centers for adidas Americas. This supports the successful implementation of “Own the Game” by supporting revenue growth, portfolio optimization and creating great workplaces to attract and retain top talent across the globe. To ensure a successful and sustainable Portfolio, Workplaces collaborates within an extensive network of internal / external stakeholders including industry experts to provide value added service.

The Senior Manager Workplace Management is responsible for the continuous quality improvement and the coordination of Facilities Management at the adidas locations in Los Angeles and surrounding area. This role will set the highest quality standards for Facilities Management (Building Maintenance, Janitorial, Office Services, Food Services, Moves/Adds/Change projects, etc) for the Americas facilities through collaboration with the client groups and the Americas Workplace Management Team.

 

KEY RESPONSIBILITIES


•    Lead various tasks with high complexity and regional / functional responsibility that require in-depth operational experience in the respective area.
•    Manage and deliver consistent, first-class facility management service standards (technical and infrastructural FM) of the adidas locations in the region within the agreed budgets, schedules and scope, focusing on experience, expectations and our customer’s (our departments and employees) requirements regarding the best work environment for adidas employees. •    Plan and manage projects in responsible service area from initiation through delivery, including timely reporting in PM systems as applicable 
•    Manage effective operation and continuous development of building system procedures and programs including maintaining accuracy and support of the “integrated management system” (IMS).
•    Identify and manage relationships with key stakeholders and build a broad network that integrates relevant departments within Workplaces and adidas to implement and embed organizational changes.
•    Manage and deliver measures and structures for the consistent improvement of the "Employee Experience" through the effective management of all service providers and internal stakeholders.
•    Regularly audit external partners to ensure contract compliance and expected service levels to ensure maximum operational satisfaction.
•    In partnership with Americas WP Leadership Team, creation and compliance with regional performance indicators (KPIs) and service level agreements (SLAs) related to all facility and employee experience operations.
•    Develop and actively manage annual operational and capital budgets, and prepare multi year capital system and infrastructure plan for all service areas in close partnership with relevant business financial controller. Ensure accurate forecasts and effectively communicate risks and opportunities to leadership.
•    Implementation of efficient operations of all service areas, proactively identify opportunities for cost savings.  Manage and ensure accurate invoicing from service providers.   Manage financial, facility management processes and accurate/timely reporting insuring accurate quarterly and annual forecasts.
•    In partnership with Americas WP Leadership Team, develop and implement process related to internal corporate employee moves and workplace environment changes driven by business requirements, workplace evolution and analysis of utilization trends.
•    Partner with Sr. Director Americas Workplace to manage and implement site security operational standards in partnership with Global Security leadership.  
•    Ensure Health & Safety requirements and reporting are in accordance with the applicable laws and guidelines and minimizing possible risks. 
•    Manage team members; if applicable, collaborate with dotted line manager for performance reviews and provide feedback.
•    Manage team performance through setting clear expectations and priority management.
•    Manage team behaviour that drives learning and continuous improvement.

REQUISITE EDUCATION AND EXPERIENCE / MINIMUM QUALIFICATIONS


•    Degree related to facility management or related field or equivalent combination of training & experience 
•    Minimum 7 years working experience in respective area •    2+ years of experience in leading a business area and in people management
•    Experience in medium to large project or program management

*The anticipated low and high end of the base pay range for this position is ($115K-143K). Actual salary will be based on various factors, such as a candidate’s experience, qualifications, skills and competencies, and proficiency for the role. 

*We officially returned to office in a hybrid work environment, working 3 days in office and 2 days remote but the nature of this role requires the individual to be in the office more.The working location of this position is Los Angeles, California.
