Job Summary
Works to ensure the smooth operation and continued loan growth of the SBA, CRE, & Long-Term Mortgage loan servicing portfolios. The responsibilities include mortgage subservicer oversight, loan file and vault maintenance, collaboration with Asset Management Team, process payments and payoffs, care and preservation of collateral (including insurance, property tax, environmental, and property inspection tracking), loan portfolio reporting, training and other duties as assigned.
Senior Loan Servicers must maintain a working knowledge of MACU SBA, CRE, & Mortgage loan products, processes, regulations, and services. Additionally, servicers must maintain a working knowledge of applicable Fannie Mae, Freddie Mac, CFPB, and SBA regulations. Senior Loan Servicers must develop presentation skills and train new Loan Servicers. Senior Loan Servicers must be effective communicators, attentive to detail, and proficient in Microsoft Office.

SCHEDULE

To be effective, an individual must be able to perform each job duty successfully.
  • Maintain a detailed knowledge of Fannie Mae, Freddie Mac, FHA, CFPB, Commercial, and SBA reporting requirements and regulations.
  • Maintain a detailed knowledge of servicing laws and compliance requirements for SBA, CRE, and Mortgage loan servicing.
  • Maintain a detailed knowledge of MACU SBA, CRE, and Mortgage loans, processes, products and current promotions through ongoing trainings, department updates, Knowledge Center instructions, and credit union internal communications.
  • Train Loan Servicers on their day to day tasks and be a source of support when it comes to servicing laws, regulations, and loan products.
  • Prepare and update reports, such as Troubled Deb Restructuring Report, SBA 172 Report, Exceptions on Post-Close Review, Maturing Loan Report, Loan Number Cross Reference Sheet, Legal Status Report, Workout Loan Report, Loan Portfolio and Status Reports, etc.
  • Liaise on behalf of MACU and its members with the mortgage subservicer, including ensuring MACU servicing standard is met, assist other departments with processes/projects involving the subservicer, facilitate the review and approval of mortgage requests received from the subservicer, and assist in resolving situations involving both MACU and the subservicer.
  • Quote and process payoffs, and subsequent Paid-in-Full loan processes, including reconveyances, release titles, release document requests, request notes from Document Custodians, pulling PIF loans from vaults, and PIF letters.
  • Assist in the collection efforts and loss mitigation processes of delinquent loans, including contacting members, mailing default notices, developing exit strategies, and any other assistance management needs.
  • Provide documentation and additional information requested by the origination teams to assist with new financing, refinancing, and additional loan analysis.
  • Interact with 3rd parties, including taxing authorities, insurance companies, etc., to oversee and maintain a record of the property tax, insurance, and environmental statuses of each loan.
  • Interact with additional 3rd parties, including inspection vendors, appraisers, attorneys, and other 3rd party service providers, as needed in servicing loans.
  • Assist in infrequent and annual processes, including coordinating the annual inspection of loan collateral, requesting and processing annual financials for businesses with loans, UCC Continuation and Termination Filings, Scheduled Rate Adjustments, Year-End Interest Statement Notices, Loan Coupon ordering/reordering, and Maturing Loan Notices.
  • Perform regular servicing processes from initial fundings through payoff, such as submitting billing of invoices, sending out rate-adjustment letters, submitting and approving wires, auditing loan data, etc.
  • Provide management with information and assistance with escalated loan servicing and collateral preservation situations.
  • Perform tasks to protect and extend the life our loan portfolio, including assessment of loans affected by bankruptcy, find credit unions to participate in loans, and assist CRE Loan Processors and Administrators of Builder Lines of Credit.

KNOWLEDGE, SKILLS, and ABILITIES

Experience
4 years of experience in a progressive financial lending setting with experience in commercial real estate, small business, and mortgage lending.
Education
Bachelor's Degree in business, finance, or related field or 3 additional years combined experience in a progressive financial setting.
Licenses, Certifications, Registrations
Ability to qualify for an NMLS number under S.A.F.E. Act post hire.

Computer/Office Equipment Skills
  • Experienced computer operating skills (windows navigation, mouse/keyboard functionality, computer phone systems)
  • Advanced skills with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel
  • Experience with Servicing Systems preferred, including Symitar, Sageworks by Abrigo, and Black Knight Systems

Language Skills
  • Demonstrated ability to clearly express ideas, methodology, results and recommendations verbally, in writing and through insightful reports and graphic illustrations.
  • Demonstrated ability to document outcomes and present information in a manner appropriate for key stakeholders and all levels of the organization.

Other Skills and Abilities
  • Demonstrated experience in SBA, CRE, and/or Mortgage Lending required.
  • Understanding of the lending life cycle including credit, administration, servicing, and post-closing.
  • Demonstrated understanding of collateral and determinations of value required.
  • Demonstrated experience in loan document review and interpretation required.
  • Desire for Self-Improvement, in skills of leadership, training and financial lending knowledge.
  • Must be self-motivated.
