Overview of Role

  • We are currently recruiting a Senior Project Manager to join a client-focused team. This is an exciting opportunity for a high-caliber individual to join and strengthen our office. The Senior Project Manager will act as client's representative in managing a project through its design stages from concept through construction within the client's time and value constraints. The role is defined as a planned undertaking with defined goals, work plans, timeliness and implementation strategies to correspond to client needs.

  • Projects can range from new ground-up developments to brand-required PIPs (renovation of existing branded assets or and conversions of assets to another brand).

Essential Functions may include, but are not limited to:

  • Prepare and review all Scopes of Work, Bid, Let, Review, and recommend contracts.

  • Ensure that the project is constructed in accordance with the approved plans and specifications.

  • Ensure project schedules are updated weekly and distributed to stakeholders and project team.

  • Ensure all building permits and approvals for all municipal jurisdictions are obtained.

  • Schedule and conduct all project meetings.

  • Monitor the activities of the architect, engineers, general contractors, and other consultants / vendors. Review construction documents for completeness and acceptability.

  • Keep all parties informed on project progress, attend and conduct project meetings, carry out decisions in a timely manner.

  • Review, negotiate, and maintain control of all potential change orders. Schedule and conduct all project meetings.

  • Review and approve all payment requisitions and supporting documentation.

  • Maintain timely progress in the preparation of documents by consultants.

  • In conjunction with the Purchasing Agent - purchase, store and install all FF&E items. Ensure that all damaged items are replaced.

  • Manage the final punch lists to assure projects are 100% final.

  • Provide as-built documentation and product information to extranet at close of job.

  • Visit sites during construction on an as-needed basis.

  • Direct the development of project goals, work plans, master schedule, timeliness and implementation strategies (i.e., phasing plans).

  • Manage and account for project budgets and contracts.

  • Negotiate consultant contracts and manage the change order and invoice approval processes.

  • Track project buyout, POs issued, and pending.

  • Track project costs and prepare cost to complete estimates.

  • Prepare cash flow projections for planning capital needs.

  • Prepare conceptual budgets for Equipment, Furniture, IT, and other components of the capital budget.

  • Assist the owner with the evaluation and procurement of FF&E and technology.

  • Prepare routine Project Reports to keep the client informed through the design and construction.

  • Coordinate with internal and external stakeholders.

  • Plan, facilitate and conduct meetings.

  • Measure, evaluate and communicate project performance.

  • Identify decision-making issues and key stakeholders, develop and implement strategies to encourage and obtain stakeholder and/or community awareness and support and identify project partners.

The ideal candidate will demonstrate a positive proactive approach to the role, and will be committed to delivering customer service excellence, with good commercial results.

  • Minimum Education (or substitute experience) required: 4-year college degree in architecture, construction management, business management, or engineering

  • Minimum Experience required: 5-10 years' relevant experience of management of staff including project professionals and/or technicians, managing major projects including development of project scope, goals, work plans, timeliness and implantation strategies, developing measurement processes/methods for assessing progress toward goals and project outcomes. Prior experience with developing and monitoring contracts required

  • Skills Required:

    • Expert in project management including planning, development, implementation and evaluation of large, complex projects in rural, suburban, and urban

    • Hospitality focused with experience managing Marriott, Hilton, IHG projects

    • Good communication skills required

Physical Requirements and Working Conditions:

  • Indoor office environment.

  • Travel required: will require travel to work site locations

  • Equipment used includes: computers and standard office machines

  • Essential physical tasks include: the ability to work on a computer and the ability to answer and speak on a telephone. May require the use of a ladder on occasion

  • Ability to travel regularly as required by project needs.
