Job Description
Job Summary
The Customer Service role is responsible to ensure the physical aspects of the buildings, apartments, amenities, grounds, and common areas of the property meet standards for cleanliness, safety, and functionality.
The Property Manager must perform proactive, responsive, timely and professional work for all the company managed properties.
Essential Duties
Property Manager Responsibilities:
● Preparing and managing budgets.
● Attracting new tenants through advertising, property viewings, and encouraging referrals.
● Interviewing tenants and running credit checks.
● Setting rental rates, negotiating and enforcing lease agreements.
● Addressing tenant complaints and inspecting vacated units.
● Contracting and supervising repairs and maintenance work.
● Collecting rent, dealing with late payments, and handling operating expenses.
● Maintaining records of income, expenses, signed leases, complaints, maintenance, etc.
● Preparing reports on the financial performance of properties.
● Terminating leases and initiating eviction proceedings.

● Property Manager Requirements:
● High school diploma/GED.
● Degree in real estate, property management, business administration or a related field preferred.
● Experience as a property manager or in a similar role.
● Working knowledge of property regulations.
● Proficiency in Microsoft Office and property management software (Doorloop), EZ storage and Gmail and Google systems.
● Understanding of marketing and accounting principles.
● Strong organizational and time management skills.
● Excellent communication and negotiation skills.
● Good customer service skills
Knowledge of Federal, State, Country and City Local safety codes, laws as they pertain to property management.
Team oriented with ability to work independently
Strong sense of Customer Service and pride in work
Willingness and ability to learn
Accept and learn from constructive criticism
Effective communication skills and ability to follow written and/or verbal instruction
Basic computer and Internet knowledge related to position requirements
Ability to meet deadlines, which may include late hours and weekends as required

Requirements
High School diploma or equivalent or general education degree (GED)
Related experience in multi-family residential communities; or equivalent combination of education and experience.
Must provide own transportation and be able to work at multiple locations as needed throughout the day.
Accessible with the ability to respond as needed for emergencies and/or on-call responsibilities based on a rotational schedule

Physical Demands/Work Environment
Work environment involves moderate exposure to hazards or physical risks, which requires following basic safety requirements, including road rules
Work is performed outside in all types of weather and temperatures and in office.
Regularly required to perform site and building inspections which includes walking, climbing stairs and standing for extended periods of time
Must be able to move, carry, reposition, or lift items weighing up to 50 pounds
Constant need for talking and hearing to communicate as well as to remain alert to safety hazards
Constant need to simultaneously use hand, wrist, and fingers to operate standard maintenance equipment
Physical Demands/Work Environment continued
Frequent need for sitting, stooping, kneeling, crouching, crawling, bending, pushing/pulling, and ability to navigate difficult terrain and access small areas
Constant need for visual acuity in small detail, beyond arm's reach, peripheral, depth perception, and the ability to adjust focus
Frequent need to be on feet and to perform physical duties
Climb Stairs - Routine duties require access to 2nd and 3rd floor apartments

Pay: $17.00 - $29.00 per hour
