Job Description: Position will be Sales Associate, reporting to VP of Sales and Marketing.
Job Summary: This position is responsible for assisting homebuyers through the new home sales process. This role is responsible for the conversion of leads/prospects to customers, generating referrals, building strategic customer and realtor relationships, providing excellent customer service, showcasing model homes, and explaining available features. The primary objective is to meet sales targets, ensure client satisfaction, and contribute to the success of T.C. James Homes. This role will be domiciled in Goshen, Ca covering 2 communities: Tierra Linda & Cross Creek Bend.
Responsibilities:
- Complete sales training and learn the necessary skills to become a Sales Associate.
- Embody the core values of T.C. James Homes.
- Customer Engagement: Greet and welcome potential homebuyers visiting our sales office/model home complex. Establish rapport and actively engage with them to understand their preferences and requirements. Effectively communicate T.C. James Homes value proposition, product vision and capabilities to potential customers.
- Customer Needs Assessment: Conduct thorough needs assessments to identify the best-suited home designs and options for each customer based on their lifestyle, budget, and preferences. Uncover and understand customer goals and challenges then establishes T.C. James Homes as the best solution available.
- Product Knowledge: Thoroughly understand the features, specifications, and benefits of our various home models, and options. Be able to articulate this information clearly and persuasively to potential buyers.
- Home Tours: Conduct guided tours (if applicable) of model homes and available lots, highlighting key selling points, and addressing customer inquiries throughout the process.
- Sales Process Management: Guide customers through the entire sales process, from initial inquiry to closing the sale. Complete necessary paperwork to ensure a seamless buying experience. Maintain and complete accurate documentation of transaction from sale through loan, options, and construction to closing. Keep buyers updated as to construction start and completion dates and remain actively involved in the sales process through closing.
- Sales Coordination: Prepare sales materials, update weekly reports, arrange product demonstrations, follow up on leads or inquiries, keep buyers updated on construction start and completion dates and remain actively involved in the sales process through closing.
- Lead Management: Maintain an organized database of leads through Follow Up Boss (FUB) and follow up promptly with potential customers through phone calls, emails, or in-person meetings. Provide weekly lead updates to VP of Sales and Marketing.
- Team Collaboration/Closings: Work collaboratively with site superintendent and other team members to achieve milestone construction target dates, conduct QA (Quality Assurance) walk-throughs, final walk-throughs with our customers, ensure successful closings, and uphold the company's values and policies.
- Market Research: Stay informed about current market trends, competitor offerings, and customer demands. Utilize this knowledge to make informed recommendations to VP of Sales and Marketing.
- Events and Promotions: Assist sales team with marketing events, open houses, and promotional activities to generate leads and increase the visibility of our new home communities.
- Manage time efficiently to meet monthly sales goals and work effectively with other members of the team.
- Attend weekly sales & lender team meetings.
- Execute policies to ensure compliance with quality standards.
- Continually source new sales opportunities.
Requirements and Skills:
- Bilingual - English/Spanish in speaking, reading, and writing.
- Licensed real estate agent with experience in customer facing role.
- Strong communication skills, impeccable attention to detail, and the ability to multi-task effectively in a fast-paced environment.
- Maintain active real estate license.
- Align with company’s core values.
- Become extremely proficient in the USDA loan process and become the primary driver for that process in the communities you are responsible for.
- Exceptional customer service attitude with the ability to build rapport and trust.
- Demonstrated ability to work independently and as part of a team.
- A genuine passion for the real estate industry and new home construction.
- Computer proficiency (email, Microsoft suite, CRM, etc.).
- Familiarity with mortgage options and financing procedures.
- Customer-centric approach with a dedication to delivering exceptional service.
Compensation & Benefits:
- Non-exempt employee at $16.00/hour base pay + $1,500 commission per closing (projected sales expectation of between 7-10 closing per month). $500 commission per closing on assistance with selected homes that are currently in escrow (to be allocated by VP of Sales and Marketing). Standard pay periods will occur on the 15th and 30th of each month.
In addition to your pay, you will be eligible for employment benefits offered to T.C. James Homes, LLC employees, which shall be in accordance to Company policy and official plan documents, and as amended by the Company from time to time, at the Company’s sole discretion. Among other benefits, you will be entitled to participate in the following programs and benefits:
- Health Insurance: Will begin 30 days after end of month of start date. Company offers a plan for which all premiums are paid by employer, as well as opportunity for employee to select upgraded plan if cost difference paid by employee.
- Vacation Time: 2 weeks (10 days-80 hours) paid vacation per year.
- Sick Time: 5 days (40 hours) sick pay per year.
Employment is contingent upon satisfying the requirements of the Immigration Reform and Control Act of 1986 (Form I-9). To comply with the Act, you must be authorized to be employed in the United States. When you report to work, you must present to the Company certain original documents specified by the Act or its regulations, demonstrating your identity and authorization to work in the United States and to attest under penalty of perjury on a form issued by the United States that the documents presented are genuine, and that they refer to you.
Employment will also be contingent upon thoroughly reading, signing, submitting, and abiding to the Company’s Arbitration and Confidentiality Agreement.
