JOB DESCRIPTION AND RESPONSIBILITIES
The Real Estate Valuation Senior Analyst ("Senior Analyst") primarily supports RTG's Real Estate Valuation and compliance services. The Senior Analyst conducts market research and analyses related to Real Estate fair market value studies, market rent studies, and Real Estate appraisal services. Additional responsibilities may include reviewing Real Estate transactions, lease agreements, and timeshare licenses for application of fair market value and commercial reasonableness analyses as it relates to healthcare Real Estate and applicable regulatory compliance standards. Additionally, the Senior Analyst may, from time to time, support engagements across RTG's other service lines, as directed by management. The Senior Analyst will report directly to the Director - Healthcare Real Estate Valuation and indirectly to the Compliance Service Line Leader and the Employee's Office Leader.
SPECIFIC RESPONSIBILITIES INCLUDE:
  • Analyze regional and local area profiles including employment, population, household income and Real Estate trends
  • Analyze legal and physical features of the subject including site size, improvement size, flood zone, site zoning, easements, encumbrances, site access and site exposure.
  • Conduct research on Real Estate properties, develop written and financial models and analyses, and prepare preliminary draft of work products.
  • Serve in a limited engagement management role including client interaction and relationship management support.
  • Provide general support for other RTG engagements/initiatives including reviewing client's portfolio of lease arrangements and providing feedback on process improvement opportunities, researching assigned healthcare regulatory issues as they relate to the healthcare Real Estate industry and drafting memos regarding the same, and business development efforts.

EDUCATION AND EXPERIENCE
  • Undergraduate or Graduate Degree in Business Administration, Accounting, Finance, Real Estate, Healthcare, or related field is required.
  • Minimum 3 - 5 years of professional work experience is preferred.
  • Previous experience in healthcare and/or Real Estate industries, consulting, and appraisal / valuation is preferred.
  • General Real Estate Appraiser license is preferred.
  • Previous experience with MS Excel, MS Word, CoStar (or similar market data platforms), ARGUS DCF/Rockport VAL, ValCRE, and related software platforms.

ALLOCATION OF TIME
  • Business / Client Development - 5%
  • Client / Project Work - 85%
  • Administrative - 10%
  • Overnight travel may be required (5-10 % of the time).
