Job description

The Residency Counselor is responsible for sales and closing activity that meets or exceeds expectations. The Residency Counselor manages the sales process from initial inquiry to residency by effective representation, negotiation, and promotion of the community to the individual consumer and their influencers.

 

This new Life Plan/CCRC is being developed in Woodland Hills within the City of Los Angeles, It is scheduled to open in 2028. Priority sales began December 2022 and will continue through Q1 of 2024 with 10% deposit sales beginning in Q2 of 2024.

The Role:

  • Meets and exceeds personal sales expectations that are set quarterly
  • Manages the sales process from initial inquiry to residency by effectively promoting the community to the prospect. Facilitates the process by understanding needs and independently making recommendations to the client based on key information provided.
  • Negotiates obstacles and issues by understanding client needs and collaborating with community management.
  • Effectively responds to new inquiries in a timely manner - meeting LCS's SalesFirst standards
  • Independently manages prospect inquiries and ensures that timely follow through is maintained in accordance with designated time frames following the SalesFirst Indicators
  • Utilizes LCS Salesforce (CRM) effectively by promptly entering data and using the system to manage the assigned lead base
  • Uses Direct Sales Performance Indicators (DSPI's) to set goals and independently diagnose areas of strength and needed improvement
  • Generates adequate presentations by effective prospecting. This can include phone outs, referral generation, use of e-mail, home visits, etc.
  • Staffs the office to meet business needs which may include evenings, weekends, and holidays
  • Communicates with key influencers to facilitate a timely commitment to the community
  • Participates in marketing events as directed by the Marketing and Sales Director 
  • Understands and articulately represents all documents related to residency, including Residency and Services Agreement, Disclosure Statement, etc.
  • During development of the community works with depositors to maintain their commitment through individual communication and buyer retention activities.
  • Provides feedback to community leadership regarding information learned through the sales process that can impact strategies to grow sales and occupancy.
  • Assumes responsibilities for personal work areas and maintaining areas in a presentable manner
  • Implements LCS's Extraordinary Impressions best practices in the marketing office and influences hospitality focused environment throughout the community
  • Promotes the LCS Signature Programs to help sell the community: Extraordinary Impressions, Health & Wellness Navigation, Heart Felt Connections; EverSafe 360
  • Maintains a professional appearance at all times
  •    Adheres to Life Care Services standards as identified in the Senior Living  Marketing and Sales Standards Manual and Purchase College employee standards and requirements

 

Experience:

  • A Bachelor's Degree or equivalent. One year of sales experience
  • Excellent verbal and written communication skills
  • Strong closing skills
  • Experience in all Microsoft Office Applications
  • Solid presentation skills (small and large group)

Estimated Salary: $60,000 - $70,000 base with a commission package

The actual salary offer will carefully consider a wide range of factors, including your skills, qualifications, experience and other relevant factors
