Job description

Summary:

The REO Specialist III is responsible for monitoring an assigned portfolio Real Estate Owned (REO) properties from acquisition through disposition to ensure disposition of REOs in as timely a manner as possible. Ensure properties are properly maintained and secured. Work with vendor assigned for the marketing and disposition of properties. File final insurance claims, oversee timely payment of bills and expenses associated with properties, and prepare Loss Analysis.


Essential Job Functions:

  • Monitor marketing of all REO properties

  • Review Property Disposition Plans, Listing Agreements, Sales Contracts and Settlement Agreements

  • Prepare final proceeds accounting once REO property is disposed.

  • Work closely with vendor marketing REO properties

  • Work closely with Property Preservation department on inspecting and securing REO properties

  • Identify Freedom REOs

  • Monitor and prepare information sent for hazard claim filings.

  • Prepare spreadsheets, stage LoanServ system with REO flags.

  • Work with management team on all REO information

  • Track down deeds to put in Freedom Mortgage name

  • Prepare weekly, monthly reports

  • Maintain regular and punctual attendance.

Performs other related duties as assigned.

Supervisory Responsibilities:

This position has no supervisory responsibilities.


Education and/or Experience:

  • High School Diploma required.

  • Bachelor’s Degree from a Four (4) year College or University preferred.

  • 2-5 years related experience in handling REO properties, filing of final insurance claims, reviewing listing agreements, sales contracts, HUD I Settlement Statements and/or training; or equivalent combination of education and experience.

  • Excellent organizational skills.

  • Attention to detail with a high level of accuracy.

  • Analytical and Problem Solving skills.

  • Excellent communication skills

  • Ability to meet deadlines in a fast paced environment.

  • Strong team player.

  • Ability to manage time well and prioritize tasks

  • Microsoft Office experience and advanced Excel knowledge

  • Ability to read, analyze and interpret documents such as legal documents, policies and procedures and financial reports

  • Ability to effectively write reports and correspondence

  • Ability to define problems, collect data, establish facts and draw valid conclusions

  • Proficient in computer skills and knowledge of word processing, spreadsheets, accounting, general ledgers, accounts receivable, accounts payable and e-mail internet software

  • Professional appearance and demeanor

  • Ability to work with minimal supervision

  • Must be able to handle high volumes in a fast paced environment

  • Ability to meet critical departmental and insurer/investor guidelines with accuracy and efficiency

  • Ability to build relationships with both internal and external clients/vendors

Language Skills:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.


Mathematical Skills:

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.


Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Customer Service Relationships:

Assesses and diffuses problem situations and requires influencing others to reach consensus. Requires tact and diplomacy to handle difficult customer relationships. Explores alternatives and creative solutions to meeting the needs of customers.

Work Complexity:

Problems and issues faced are general but require analysis of FFOC’s policies and procedures, as well as external best practices and regulations, to assess and resolve.
