Essential Job Functions:
- Oversees one (1) to three (3) Asset Directors and properties/portfolios
- Leading ongoing weekly, monthly, and quarterly routine meetings with Asset Director with operational updates
- Trains and is responsible for work performed by all team members under their direction including
- Performing written evaluations of employees
- Making recommendations for salary increases and/or advancement
- Establishing schedules and assigning personnel for routine and emergency coverage
- Administering written or verbal counseling as needed
- Developing an environment of open communication and cooperation
- Training, Reviewing, and Coaching Team Members on responsibilities including
- Financial statements (quarterly)
- Cash sheets
- Proformas
- Market surveys
- Contracts
- Management agreements
- MEB policies and procedures
- Supporting team members by
- Listening and diffusing challenges
- Recommending proactive solutions
- Assisting with decision making
- Encouraging team building
- Inspiring and recognizing excellence
- Implementing goals and following up to track and review success and failures
- Touring sites monthly and meeting with site management
- Identifying underperforming assets and work with Asset Directors and Community Managers to create a pro-active program
- Develops and maintains client relationships, on a monthly basis, including:
- Communication on all pertinent matters regarding their community including
- Operations
- Liability matters
- Cash Status
- Deviations from budgetary guidelines and compliance
- Communication on all pertinent matters regarding their community including
- Assists with new business ventures including:
- Creating lead generating guidelines and follow up protocols
- Networking and generating leads
- Possessing strong knowledge of the competitive environment in your region of responsibility
- Articulating MEB's core values and competitive advantage
- Understanding value-adding opportunities through renovation, rental rates, other income and cost savings opportunities
- Meeting with prospective clients
- Reviewing market surveys
- Networking with brokers
- Creating and reviewing proformas
- Assists with interviewing and suggesting applicants for departmental hiring
- Monitors year-over-year performance and work with Asset Director's on maximizing net operating income
- Anticipates and monitors market trends closely
- Review Cash reports and ensures accuracy
- Reviews and monitors budgetary guidelines and compliance
- Oversees acquisition and disposition of assets
- May oversee 2 to 4 assets as needed
- Assists in minimizing risks for management and properties
- Reviews management fee calculations for accuracy monthly
- Promotes value creation through constant focus on key indicators and net operating income
- Maintains consistent and established reporting
- Improves administrative efficiency including
- Evaluating trends and process
- Establishing metrics to track trends and results for portfolios, AD's, and communities
- Identifying areas of strength in operations with a focus on
- Why strength(s) exist
- If strengths are transferable to other areas with shortcomings
- Identify opportunities for cost savings
- Reports accidents and emergency situations to their supervisor immediately and prepares the proper reports
- Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
- Regular and reliable attendance and punctuality at work
- Responsible for thorough knowledge and adherence of the company's policies and procedures
- Responsible for maintaining the required property dress code and ensuring a professional appearance and attitude at all times
- Responsible for maintaining Grace Hill/ Vision training as required
- Performs other duties as assigned
Staff Relations:
- Reports to assigned Senior Vice President
- Works in harmony and collaboratively with members of the staff, tenants, clients, and vendors, and community
Language Skills:
- Demonstrate ability to communicate clearly and concisely, both orally and in writing
- Experience in producing and presenting formal reports to management
- Possess effective facilitation skills to manage conflict and resolve disputes
Minimum Qualifications:
- 18 years of age

Desired Qualifications:
- High school degree or equivalent
- Bachelor's degree, CPM, or equivalent
- 10 years' experience in multifamily operations at supervisor level
- Knowledge of Yardi software, Google Suite, and Microsoft Office
