Dietz Property Group is seeking a Regional Vice President of Multifamily Management who is passionate about real estate and excels in multi-tasking in a fast-paced environment. As part of the Multifamily Leadership Team, this position will help drive the company's growth and support the firm's key principles.

KEY RESPONSIBILITIES for the Regional Vice President, Multifamily Management include but are not limited to the following:
  • Understand the Company's Vision, Core Values, Core Purpose, Niche, 10-year Target, 3-year Picture, 1 Year Plan and Quarterly Goals, "Rocks" as well as each assigned property's Traction Sheet which consist of Annual Goals, quarterly "Rocks", Issues List and Performance Goals. Communicating and reiterating these concepts to their teams, developing Community Director "Rocks" and Performance Goals which are aligned with Company goals and fostering accountability for achievement of goals.
  • Participate in preparation of annual budget and operating plans for each asset, considering short-term and long-term goals.
  • Facilitate compliance with the budgets and plans for each asset through monthly review of financial statements and performance standards.
  • Recruit, hire, onboard, develop, and retain qualified Regional Managers, Community Directors, and Maintenance Supervisors to maintain DPG bench strength, while also increasing career path opportunities.
  • Resolve employee problems, establish work schedules, enforce human resources policies, and review human resources paperwork, including timesheets, bonus worksheets, enrollment forms, etc.
  • Comply with DPG Processes, including but not limited to the Multifamily Process.
  • Review, edit and / or create Multifamily Processes as needed and directed by the EVP of Multifamily.
  • Lead, manage and give clear direction to Regional Managers and/or Community Directors in their day-to-day activities to ensure operations of the communities are in accordance with owners' objectives and policies., keeping the EVP of Multifamily appropriately informed.
  • Develop and implement internal (leasing, resident relations, and renewal programs) and external marketing plans for each property to meet established goals, while maintaining appropriate online presence.
  • Maintain meaningful knowledge of the submarkets served, including understanding what is unique about each property within the submarket.
  • Establish, monitor and audit compliance with resident selection criteria, and department and Multifamily Processes.
  • Implement consistent cost control measures utilizing historical site, portfolio, company, and industry data.
  • Oversee and manage maintenance, preventative maintenance, and capital improvement projects. Consult Facilities Director on CapX projects when necessary for comparative pricing.
  • Ensure proper coding of invoices and timely payment of bills.
  • Assist in the performance of due diligence on new acquisitions and supervise the takeover of new properties, as directed by the EVP of Multifamily.
  • Prepare specifications, solicit bids, and select contractors for capital improvement programs or asset repositioning.
  • Maintain "state of the art" knowledge regarding trends and opportunities in the multifamily management industry and actively participate in the management community (apartment associations, chamber of commerce, business networking, etc).
  • Plan, facilitate and conduct the Regional Manager and/or Community Director meetings under the supervision of the EVP of Multifamily.
  • Oversee the training, coaching, and monitoring of activities and the closing performance of the Leasing Consultant staff at each property within the assigned portfolio, ensuring exceptional results are achieved.
  • Engage in written and or verbal communication with the property's owner, asset manager, lender representative, municipality officer and/or regulatory agency representative, as needed.
  • Directly or indirectly create, review, and submit comments to EVP of Multifamily Management on the Monthly PCB for each assigned property.
  • Directly approve purchasing and expenditure requests from Community Directors and Maintenance Supervisors for all non-budgeted expenditures.
  • Support VP of Multifamily with regard to MF operations and any other duties assigned

REQUIREMENTS / DESIRED QUALIFICATIONS: The ideal candidate for this position will possess:
  • A commitment to the Company's Core Values
  • BS/BA or equivalent degree. Education in Accounting, Finance, Management, Real Estate, or related field is preferred
  • 10+ years of multifamily management experience preferred
  • Strong written and verbal communication skills
  • Sales and presentation experience preferred
  • Proficiency with RealPage preferred
  • Advanced Microsoft Excel, Word, and PowerPoint skills
  • Ability to use and experience with Cloud based storage and online communication tools/portals (Zoom, Free Conference Call, Teams, etc.)

WORK ENVIRONMENT/PHYSICAL DEMANDS:
This job may require you to lift up to 20 pounds, such as computer or printer equipment, files, etc. This position works within an office environment and will mainly be sitting at a desk and regularly utilizing a computer/keyboard and phone. After the initial training period, this position may work remotely part time. This position requires frequent travel by driving This job involves touring properties which requires frequent walking outdoors and may require occasional climbing of stairs Technological aptitude to support virtual communications and organizational management. Reading, writing, and researching are regular components of this position.
