Job description

Coastal Management is looking for a RegionalSelf Storage Manager. The Regional Manager must develop, lead and motivate an effective team. Key responsibilities include: developing training programs, communicating effectively with employees and customers, auditing facilities, reviewing and improving site performance, developing repair and maintenance systems, ensuring customer satisfaction, and overseeing site safety and store appearance. You must have or be willing to develop a strong understanding of industry-specific knowledge, including revenue management, sales, marketing, lien laws, Self Storage regulations, and more.

A successful Regional Manager is an energetic, professional self-starter who has experience motivating and managing employees, a positive attitude, strong time management skills and is capable of making good decisions and enforcing rules.

The region that the manager will oversee includes locations in Massachusetts, New Hampshire and Maine. Frequent travel between Cape Cod, the South Shore and New Hampshire is required. The home office is based on Cape Cod in Hyannis, MA.

Key Responsibilities:

  • Lead an Engaged Team: Hire, motivate and retain a team of Self Storage employees. You will help the facility managers succeed through providing training on customer service, sales and other Self Storage protocol, undertaking site and tenant information audits, and supporting managers as needed.
  • Manage Operations: Develop and oversee physical assets including repair and maintenance systems and processes, vendor management and cleaning standards. Manage delinquent tenant processes, including auctions and coaching your team to reduce delinquency rates and improve customer satisfaction and retention. Conduct monthly property audits and ensure operational standards and safety compliance are met.
  • Deliver Outstanding Customer Service: Provide a welcoming environment through your team, effective facility maintenance and vendor management. Address customers inquiries and concerns, grow and maintain a strong business, drive business forward using analytics to identify trends, develop and implement strategies to capitalize on opportunities at your Self Storage facilities. Communicate effectively with customers, colleagues and team members.

Additional Responsibilities:

  • Site Visits: Routine site visits to our 12+ facilities will be expected. During site visits, the Regional Manager will perform walk-throughs and confirm the records in the management software match the physical occupancy, listen to and train managers, talk with customers, and ensure the properties are well maintained.
  • Maintenance and Curb Appeal: The exterior appearance of our facilities, also known as curb appeal, constitutes our customer's first impression. Each facility manager is responsible for the maintenance and upkeep of their facility. The Regional Manager performs site visits to make sure that the facade is clean, hallways and driveways are kept free of debris, site trash is picked up daily and the office is tidy, etc.
  • Fill in for Facility Managers as Needed: To learn the business inside and out and hear customer concerns, on occasion, the Regional Manager will fill in for Facility Managers’ vacations and sick days.
  • Sales and Marketing: Self storage is typically thought of as a service business as opposed to a sales business. We provide extra space on a short-term basis to individuals and businesses. The Regional Manager works with marketing to attract leads and train facility staff to turn leads into paying customers.
  • State Lien Laws and Contracts: We operate in 3 states and each state has similar but specific Lien Laws. The Regional Manager should fully understand the legal requirements that apply to lien sales, so that auctions are conducted properly. A Regional Manager should be aware of all applicable paperwork that is needed to complete a Self Storage transaction. Lease agreements for storage units, vehicles, watercraft, and tenant protection are a few of the forms that are used in the storage industry. We are also updating all our Leases and will rely on the Regional Manager to support Facility Managers in reaching out to customers and getting new leases signed. This involves updating customer information as well as following up.
  • Vendor Management: Maintaining good working relationships with our vendors is an important aspect of keeping operations running well. The major vendors generally used by our Self Storage company are: landscapers, shipping supply sellers, auction services, disposal companies, operating software, website managers, and a credit card processing company.
  • The Regional Manager has to be familiar with the non-rental revenue that our business generates. Late fees, administrative fees, rental trucks, tenant protection plans, and moving and packing supplies are all examples of ancillary income. We are rolling out new tenant protection plans at our sites this year.
  • Assist in advertising, interviewing, hiring and training Self Storage employees.
  • Other duties as assigned.

Qualifications

  • Experience in retail sales, restaurants, or other customer-centered selling roles preferred.
  • Experience managing operational audits preferred.
  • Exceptional communication and time management skills.
  • Energetic, outgoing and customer-oriented personality.
  • Experience supervising others is required.
  • Weekend availability via telephone as needed.
  • Ability to perform light maintenance.
  • Strong computer skills.
  • Ability to lift 25+ lbs.
  • Two years+ managing and training employees.
  • Valid driver’s license with access to reliable transportation.
  • Willingness to travel to multiple retail locations: Most facilities are on Cape Cod and the South Shore. Travel between these facilities and also New Hampshire is required. Occasional travel to Maine may also be required.

Pay: $70,000.00 - $75,000.00 per year
