POSITION OVERVIEW
The Regional Leasing Specialist is responsible for maximizing leasing activity and boosting leasing velocity at each site they are stationed. When on-site, the Senior Leasing Specialist’s main objective is closing leases, which they will do by demonstrating effective sales techniques and strategic outreach marketing. As needed, the Senior Leasing Specialist will support short-staffed communities needing leasing assistance.
The ideal candidate will have experience with stabilized and lease-up communities, and have an up-beat, energetic and All In attitude. The ideal candidate has experience with OneSite and Knock software and is proficient in NWR Application Policy and Procedure. The role is support-focused, requiring a candidate who can strategically and effectively aid in all facets of leasing functions and duties.
ESSENTIAL FUNCTIONS
- Market, tour and sell the community to maximize the number of leases
- Conduct heavy follow up via Knock (with preferred communication as the phone) and remove stale prospects
- Aid in outreach marketing as needed
- Personally close OR help double close at least 3 leases / week
- Aid in sales coaching and best practices as instructed by Director of Leasing and Regional Property Manager
- Help with creating social media content and posting as needed
- Begin the application process / paperwork, and properly hand off the account to the full-time leasing team (complete the application process in full at short-staffed communities)
- Examine model, amenities, and tour route and provide feedback to Director of Leasing. When stationed at a community for 3 days or more, a Site Audit Pro report is required.
- Allotted one admin day / month to complete admin tasks, such as expense reports and bonuses
- Seamlessly pass off resident communication or application communication to on-site team
SKILLS AND QUALIFICATIONS
- 4+ years of experience of sales or leasing experience
- Strong sales proficiency
- NALP designation preferred
- ONESITE Systems preferred
- Must be a team player!
- Excellent written and verbal communication skills
- Strong time management skills
- Strong marketing/outreach abilities
- Ability to multi-task and strong in administrative work
- Attention to detail and self-motivated
- Positive and enthusiastic
REQUIREMENTS
- Proficient in Canva and Microsoft Office
- Will require working 2 weekends per month and flexibility in schedule for travel
- Will be traveling out of market up to 4 months total per year (20 weeks)
- Will follow the corporate office payroll and holiday schedule
- Must be in top 30 Ravin University within 6 months of hire
TRAVEL EXPENSES
- 50% on-site housing discount
- Eligible for per diem while out of market
- $75.00 per day for expenses while housed in hospitality suite
- $275.00 per day for expenses while housed in hotel
- Expenses that include rental cars, plane tickets and Uber/Lyft are eligible for direct reimbursement or arranged through corporate company credit card
