As a Regional Facilities Manageron the Association Management team at LINK, you will be responsible for overseeing all maintenance and facilities management across the portfolio of the association management division, including all in-house maintenance personnel and collaboration with third-party service providers. The Regional Facilities Manager will work closely with Link Association Managers and will work directly with clients (Boards of Directors) on an as-needed basis. 

What You’ll Do

General

  • Work with the association management team to create and facilitate annual maintenance programs for the association management portfolio in accordance with client budgets
  • Manage the schedule of field maintenance personnel and complete all necessary documentation of work performed for internal review and billing purposes
  • Monitor incoming resident work orders and assign them as necessary to in house maintenance personnel or third party service providers
  • Build and establish relationships with service providers necessary to complete maintenance across the portfolio
  • Collaborate with association managers on bid solicitation, budgeting, and other items as necessary for presentation to client boards of directors
  • Oversee capital replacement or other special projects across the association portfolio; communicate project updates to association management team as necessary
  • Communicate with residents via standard channels of company communications, including, but not limited to, property management software, email, and phone calls
  • Attend internal team and company meetings as necessary; periodically attend association board meetings as necessary, some of which will take place after business hours
  • Assist with business development efforts, including attending pitch meetings as necessary
  • Oversee Link Home Services offering, a handyperson service offered to residents in managed communities billable directly to the residents
  • Identify company standards of upkeep, maintenance quality, or skill levels that need to be improved
  • Perform other related duties as required and assigned

Leadership and Training Responsibilities

  • Recruit, hire, and train maintenance personnel, as necessary, and assist in the recruitment, hiring, and training of administrative support staff for the Facilities Management and Link Home Services operations
  • Develop and proctor necessary maintenance testing/screening
  • Serve as a role model for maintenance team members. 
  • Participate in performance development planning with all maintenance staff and consult with Regional Director of Operations on any performance issues
  • Develop and oversee an emergency maintenance on-call program; be available for on-call emergencies as necessary
  • Identify potential maintenance leaders for promotion and provide feedback to Regional Director of Operations
  • Develop additional curriculum for maintenance team members to benefit the clients and company

Safety & Compliance: 

  • Enforce safety regulations.
  • Ensure consistent use of safety equipment by maintenance personnel, at assigned communities.
  • Responsible for facility inspections for quality assurance on a periodic basis.
  • Ensures facility procedures comply with local, state, and federal regulations.
  • Oversee and coordinate interactions with local, state, and federal code compliance officers to ensure timely resolution of required violations 

About You

  • A high school degree or equivalent is required
  • At least five (5) years of maintenance & facilities experience with multifamily/residential property management
  • Relevant experience and skills in electrical, carpentry and project management are required 
  • Excellent organizational skills and attention to detail 
  • Proficiency in Microsoft Office or Google Suite applications
  • Self-starter mindset and desire to learn
  • Strong attention to detail, accuracy, multi-tasking, planning, and time management skills
  • Flexibility and ability to work in a fast-paced, dynamic environment with changing priorities. This includes the ability to have the flexibility to regularly work outside of normal business hours to meet deadlines if necessary
