Position Summary

Southern Land Company, a national real estate development and construction firm headquartered in Nashville, TN is seeking a full-time Regional Director of Maintenance for our West Coast properties. The West Coast Territory consists of Texas, Nevada, California, Colorado, and Tennessee.

The Regional Director of Maintenance (West Coast) will execute strategies related to building maintenance, apartment/condo turnover and resident satisfaction by directing team members and contractors in service-related assignments for all properties in the territory. The Regional Director of Maintenance will provide leadership and direction to all the Service Managers and their teams at each property.

The role requires weekly travel for 2 to 3 days per week. The successful candidate will be responsible for establishing and monitoring budgets, ensuring financial and operational efficiency of the assigned communities, and providing leadership and training to direct reports and a large workforce of service management staff.

Essential Functions

  • Maintain pristine condition of SLC’s best in market multifamily residential properties.
  • Direct each property maintenance team to perform service, repairs, preventive maintenance, and punch work that enables the property to achieve operational performance and resident satisfaction objectives.
  • Maintain resident request system; maintain accessible and accurate records for work orders and preventative maintenance, safety, repair/replacement of major equipment, utility cut-off, sewer clean-outs, and inventory of parts and supplies.
  • Monitor and evaluate the physical condition of the communities and correct any unsafe conditions, install locks, parts, safety devices and make repairs as needed.
  • Lead teams to identify, locate, and operate all shut-off valves for equipment. Maintain maintenance inventory and requisition parts and supplies as needed.
  • Teach Maintenance Teams to safely perform highly complex repairs of the physical property, electrical, plumbing, mechanical equipment, air conditioners, refrigeration, and pool heaters - ensuring all methods, materials and practices meet company standards and Local and National codes.
  • Perform advanced troubleshooting of Mechanical, Electrical, and Plumbing (MEP) systems.
  • Develop and maintain positive working relationships with others, lead teams to reach common goals, and listen and respond appropriately to the concerns of other employees.
  • Create culture through the service department to ensure timely, efficient responses to service requests, make-readies and ensure that all vacated apartments are thoroughly restored to “make ready” status on time.
  • Ensure regular coaching, counseling, and performance evaluations for all staff members.
  • Manage the check list processes for maintenance painting at each property.
  • Operate communities within budgeted guidelines.
  • Supervise activities of capital expenditure including writing specifications for work to be done, obtaining competitive bids, and investigating qualifications of responding bidders. 
  • Assist in hiring staff and evaluating service employees performances.
  • Assist in the preparation of annual budgets for operating and capital expenditures.
  • Enforce safety policies and OSHA regulations. Stay current on all applicable building codes and safety standards, as required.
  • Oversee the scheduling of 24-hour emergency coverage, alternating on-call requirements at each location.
  • Perform routine preventative maintenance on equipment.
  • Ensure adherence to uniform policy.
  • Direct all aspects of Maintenance in communities, including staff, vendors, and contractors.
  • Continuously research and study innovative practices in top performing companies across various industries and pilot new and borrowed ideas in the service management teams.
  • Maintain clear line of communication with leadership and foster client relations.

Knowledge, Skills, and Abilities

  • EPA certification required for properties with A/C units, as well as pool operations, electrical and universal certification
  • Experience in newly opened luxury buildings, auditing recently completed construction spaces, and ensuring we are in compliance with all health, safety and security requirements.
  • Knowledge of OSHA requirements
  • Knowledge of HVAC and Plumbing
  • Knowledge of energy management systems (EMS) or building automated system (BAS)
  • Knowledge of lighting, power systems, and energy consumption
  • Knowledge of communication and alarm systems
  • Knowledge of basic interior and exterior building maintenance
  • Knowledge of vehicle lifts
  • Knowledge of carpentry and finish skills
  • Strong working knowledge of Microsoft Office (Outlook, Word) with ability to type documents and maintain accurate records
  • Strong leadership skills and attention to detail
  • Solid teamwork skills with flexibility to adjust to changing project requirements and deadlines
  • Ability to anticipate the maintenance needs of the property
  • Ability to lift/move 25 lbs. regularly and 50 lbs. occasionally
  • Possible exposure to changing weather conditions and chemical fumes
  • Ability to analyze problems and develop solutions
  • Ability to keep sensitive information highly confidential
  • Strong interpersonal skills, and the ability to deal professionally with co-workers, residents, and vendors
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion
  • Ability to work independently, prioritize work, and ask for further clarification when necessary
  • Must have working knowledge of AAON units and Teal system operations
  • Advanced ability to read standard blueprints and electrical schematics concerning plumbing and HVAC
  • Above average engineering operations skills and strong general mechanical ability
  • Ability to type documents and maintain accurate records
  • Ability to effectively communicate verbally and in writing, with co-workers, residents and vendors.

Required Education and Experience

  • 7+ years practical experience, verification of Maintenance experience, and demonstrated skills
  • Experience managing a service team
  • Fair housing training
  • High School Diploma
  • Valid Driver’s License
  • HVAC and Plumbing: PA certification required, as well as CPO certification, electrical and universal certification
  • 5-years high rise operation/construction experience
  • Knowledge of OSHA requirements

Preferred Education and Experience

  • College Degree
  • Experience with FFA clearance lighting control monitoring
  • Yardi software
  • Experience managing multiple properties
