Summary/Objective

The Muti-family Asset Manager will be responsible for overall portfolio management and profitability. This position is ideally suited for a highly motivated, detail-oriented individual with a solid asset management background, and strong work ethic. This individual should have the desire to be a part of an expanding company with entrepreneurial spirit, and work within a team of other highly motivated individuals. This position will report to the Chief Real Estate Officer.

  • Recommend positioning and strategy to create a business plan for an asset to meet investor objectives including the sale of the asset, market performance and key performance indicators for Pahlisch.
  • Oversee 3rd party property management firms to ensure optimal property performance through strict systems and controls. This shall include the selection and implementation of property management, team, and any property managers.
  • Ensure the oversight and implementation of the property business plan and budget by establishing and enforcing benchmarks and guidelines.
  • Analyze property financials and performance metrics in pursuit of maximizing revenue and minimizing expenses. Monitor business plan against budget and report variances.
  • Perform monthly financial reviews of leasing, marketing strategy/spend, expense analysis, maintenance efficiency, property condition, and capital improvement plans.
  • Provide recommendations and implement changes for property improvements based on site visits to review status of capital projects, common area and vacant unit inspections with property management team.
  • Prepare narratives and financials for investor reporting. Develop and maintain required reporting packages.
  • Partner with Finance/Accounting to ensure cashflow, payments, distributions, and clean financial statements for owners and investors. Overview of monthly financial statements to ensure they are completed and provided in a timely fashion to the management team.
  • Assist in the development and monitoring of strategies to maximize asset values within the portfolio. Ensure compliance with regulatory programs, debt obligations, tax assessments, and insurance requirements.
  • Act as a liaison in the construction turnover to property management, including Owner punch walks and warranty reviews.
  • Partner with development team during feasibility, pre-construction, and lease up process to make recommendations for operating income, expenses, and asset positioning.
  • Negotiate major vendor contracts and pursue portfolio wide expense reductions through vendor bidding.
  • Problem solves property and portfolio level issues through research, analysis, and implementation.


Requirements:

Qualifications

  • 10-15+ years’ experience in multifamily asset management.
  • Bachelor’s degree or equivalent professional experience; prefer Real Estate, business, finance.
  • Advanced knowledge of computer applications (Outlook, MS-Word, Excel, PowerPoint), and ability to design and edit presentation materials.
  • Advanced expertise of business and management principles involved in strategic planning, resource allocation, leadership technique, production methods, and coordination of people and resources.
  • Ability to handle confidential information with discretion, be adaptable to various competing demands, and demonstrate the highest level of response to internal and external stakeholders.
  • Strong management skills, with solid decision-making and problem-solving skills.
  • Ability to think like an owner and possess entrepreneurial spirit.
  • An analytical approach with a results-oriented mindset.

  • Exceptional attention to detail, fantastic organizational skills, and consistent follow-through
