About the Role:
Property Operations – it may sound niche, but that's because it's a specialized department designed especially for CHP. Our Property Management team is more tenant-focused, while our Property Operations is more building-focused. Do you have a numbers-driven mind with a client service attitude and have worked in the industrial real estate field? Then you're our unicorn.
As the Property Operations Manager, you'll be the driving force behind our property management activities. You'll collaborate closely with the Director of Property Management, Accounting/Finance Team, Asset Management, and Leasing Director to oversee and optimize our Property Operations. Your role directly impacts the success of our organization, ensuring that our portfolio not only meets but exceeds industry standards.
Responsibilities:

• Serve as the point person for the annual budget process in conjunction with the accounting group.
• Facilitate teamwork and communication across divisions and departments.
• Build and maintain excellent relationships with clients.
• Coordinate and conduct annual Property Management audits.
• Collaborate with the Property Management Team to ensure consistency across the company's platform.
• Participate in creating and implementing standard policies and procedures.
• Advocate for and effectively implement any needed changes in the company PM platform.
• Manage the financial performance of the property management business units.
• Drive business development efforts for property management assignments.
• Engage in client interaction and pursue new business opportunities.
• Assist in managing over 400+ tenants and 80+ assets of Industrial and Suburban Office Space.
• Handle Lease Administration, including abstracting lease agreements and explaining details to tenants.
• Assist the Property Management Team in improving NPS Score.
• Support monthly and quarterly investor reporting and annual valuation assessments.
• Handle Tenant Billings, Ledger, etc.; provide Accounts Payable (AP) support.
• Oversee Accounts Receivable (AR) and prepare Annual Reconciliations.
• Provide Move-in/Move-out support to Property Management team.
• Assist with Due Diligence for new acquisitions.
• Support communication between Property Management and Accounting.
• Manage and mentor the Property Operations Specialist to ensure efficient and effective performance.

Qualifications:

• Bachelor’s degree in business, accounting, or real estate-related field or equivalent experience required.
• Minimum of 3 years of experience in Commercial/Industrial Real Estate (Non-Residential).
• 1-3 years of experience in Property Management or Property Accounting.
• Proficient in Microsoft Excel.
• Working knowledge of Yardi is highly preferred.
• Management experience highly preferred.
