Responsibilities: ...
-Manage onsite team members and vendors to resolve tenant issues and maintenance requests
-Attract and educate new tenants
-Investigate and resolve tenant issues and maintenance requests
-Optimize property processes and operations to increase return on investment
-Ensure all work order and repair requests are processed in a timely fashion and outsourced as necessary
-Supervise and train property staff
-Enforce property and associations' rules and regulations
-Manage relationship with landlords and tenants
-Complete monthly reporting packages on property and tenant mix health
-Develop & manage onboarding process for new tenants and new property management contracts
-Create promotional specials to attract tenants to properties
-Develop business relationships through membership and participations in professional, industry/trade and civic organizations
-Ability to delegate and communicate property management methods
-Establish vendor relations. Determine and schedule work to be completed, e.g., laying carpet, painting, HVAC, landscape work, etc.
-Assist with marketing strategies, plans and surveys. Prepare quarterly market comparison reports. Visit competitor properties as requested
-Research and prepare comprehensive and accurate property budgets annually including capital budget planning. Monitor budget throughout the year ensuring compliance

Qualifications:
-Bachelor's degree required
-3+ years previous experience in property management or other related fields
-Familiarity with real estate contracts and leases
-Ability to build rapport with tenants and landlords
-Ability to multitask and prioritize
-Must be deadline and detail-oriented
-Must have excellent written and verbal communication skills
-Ability to refine, communicate, escalate, and resolve complex issues
-Motivated to adopt new and emerging technologies, and comfortable using multiple mobile apps
-Proficiency with Microsoft Office Suite Programs
-Experience with Yardi Breeze Premier and QuickBooks preferred
