Job Description
- Performs the day-to-day operations of the maintenance department
- Evaluates systems or facilities to determine maintenance or repairs that need to be performed
- Assesses building systems to plan work assignments and project schedules
- Develops maintenance procedures and schedules
- Ensures maintenance and repair work is completed correctly and in a timely manner
- Assists with departmental budget estimates and costs of specific repair projects
- Performs other related duties as assigned
- Perform work order repairs as assigned. Include repairing broken locks, cabinetry repairs, sheetrock repair, plumbing repairs, etc.
- Check control panels and electrical wiring to identify issues
- Install appliances and equipment
- Conduct unit inspections
- Responsible for Maintenance inventory
- Inspect and troubleshoot equipment and systems ( e.g. ventilation)
- Check functionality of safety systems (e.g. fire alarms, smoke detectors, fire extinguishers)
- Collaborate with vendors and other professionals conducting work on-site
Requirements
- High school diploma or equivalent required
- Certified Apartment Maintenance Technician (CAMT) Certification - HighlyPreferred
- EPA certification - Highly Preferred
- Proven experience as a maintenance supervisor or other similar position required
- Knowledge of HVAC, plumbing and electrical systems
- HVAC certification highly preferred
- Experience using hand and electrical tools
- Ability to read basic technical manuals
- Good communication and interpersonal skills
- Physical stamina and dexterity
