Job Title: Property Maintenance Technician
Department: Operations
Supervisor: Service Manager & General Manager
The Maintenance Technician Assistant is responsible for conducting inspections, scheduling maintenance tasks, and ensuring the overall quality of the properties. This role also includes assisting with general Property Maintenance and perform various tasks as assigned by the Service Manager.
Inspections and Maintenance Scheduling:
- Conduct maintenance inspections before each turnover and perform necessary inspections as required.
- Adhere to the company's standards for inspections and report any issues or deviations.
- Ensure all devices and appliances are in good working order. Dispatch maintenance personnel if necessary.
- Report and schedule maintenance tasks promptly.
- Collaborate with Property and Service Managers to determine appropriate tasks for outside employees.
- Immediately report any unfinished maintenance items to the Property Managers.
Property Preparation:
- Ensure all maintenance tasks, including cleaning and general maintenance, are completed before guests arrive.
- Inspect properties after maintenance to ensure they meet company standards.
- Fulfill guests' needs and requests prior to their arrival.
Property Inventory and Purchasing:
- Monitor and organize property inventory, ensuring sufficient stock to accommodate guests.
- Report outdated or damaged items to Property Managers for replacement.
- Conduct routine inventory checks for all assigned properties.
- Maintain the overall quality of the company's rentals in collaboration with Property Managers.
Repairs and Maintenance:
- Assist with essential pool maintenance, including cleaning, vacuuming, and equipment checks.
- Conduct essential air conditioner/heat pump maintenance and troubleshooting.
- Perform general Property Maintenance tasks, such as lubricating door hinges, replacing locks, toilet repairs, clearing drains, etc.
- Handle furniture repairs, blind replacements, light bulb replacements, and other minor repairs.
- Conduct house washing, fence and gate repairs, and minor pest control as required.
Reporting and Documentation:
- Report all maintenance tasks conducted using the company's policies and procedures.
- Maintain accurate records of inspections, maintenance tasks, and inventory management.
- Valid Driver's License
- HVAC Certification preferred
- Weekend Availability Required
- Available for On-Call shifts based on business needs
- Effective communication and time management skills.

- Proficiency in using technology and software applications.

- Property Inspector Experience Preferred

Pay: $45,000.00 - $55,000.00 per year
