This position is responsible for the day-to-day operations for a portfolio of homes.
Primary Responsibilities
- Maintains high standards for performance and functionality of assigned residences. Will oversee between 10-18 homes.
- Tracks, analyzes, and creates effective action plans for guest service improvement based on survey scores and member feedback.
- Performs maintenance and caretaking services according to service level agreements and management instructions.
- Coordinates with 3rd party caretakers to ensure exceptional service.
- Proactively identifies and addresses property-related inquiries, issues, and complaints.
- Resolves property-related matters during and outside of business hours based on the on-call schedule.
- Protects and secures assigned properties according to safety procedures and seasonal factors.
- Conducts weekly maintenance inspections and reports to management.
- Responds to after-hours emergency requests and fields incoming communication from call answering service.
- Supports seasonal property audits and identifies off-season revenue-generating opportunities.
- Submits purchase order requests for supplies and purchases for homes.
· Supports new property onboarding process, including inspections, introductions, repairs, and upgrades.
· Performs light maintenance duties such as changing light bulbs, batteries, tightening handles, etc.
· Works with housekeeping in preparing inventory lists and monitors cleanliness.
· Performs other duties as assigned by supervisor.
Job Requirements (Experience, Knowledge, Skills)
· High School Diploma or GED is required.
· A valid driver's license is required.
· Must have reliable transportation.
· Ability to respond to time sensitive emails in a professional manner.
· Excellent verbal and written communication skills.
· Attention to detail is required.
· Ability to work in a fast-paced environment and make clear and concise decisions while under pressure.
· Must be able to work independently with a clear plan of action to ensure work is prioritized and deadlines are met.
Physical Requirements
· Frequently required to drive to visit properties which may have flights of stairs.
· Must be able to lift, push and/or pull up to 20 pounds at a time.
· Ability to bend and stoop.
· Exposure to various weather conditions.
