As a Project Manager - Property Servicesyou will be responsible for supporting our Operations team by identifying capital projects, budgeting, and executing the completion of approved projects. You will also work with the Acquisitions teams by providing due diligence information, through property assessment reports. In compiling these reports you will also be responsible for identifying capital project needs for existing sites and future expansion possibilities.
WHAT WILL YOU DO?
- Coordinate site visits with 3rd party engineering firms to complete reports such as building condition assessments, as well as environmental site assessments.
- Physically inspect each property under contract to purchase.
- Creation of capital plan and budget for each property under contract, within 1-week of site inspection.
- Attend in-person or via media platform, all review meetings related to the acquisition as required.
- Review all draft BCA(Building Condition Assessment) and Phase I ESA reports for deficiencies and costs.
- Entry of building system conditions into the Capital Planning Software (VFA).
- Review and creation of building capital budget reports for annual budgeting.
- Develop scope of work to be used with Request for Proposals.
- Provide design support to troubleshoot complicated, expensive, or time sensitive projects.
- Complete all stages of project planning and execution.
- Complete 6-month and 12-month post completion review and compare to original capital project
predictions. - Create project case studies based on actual project performance to be used for future analysis and
acquisition underwriting. - Create Requests for Proposals for global building upgrade programs.
- Associate degree in related field or adequate in-field experience.
- 2+ or more years in multi-family, self-storage, or commercial building inspection/construction.
- Ability to problem -solve challenging issues, bring simplicity and clarity to dynamic or complicated
- Strong construction cost estimating experience.
- Strong computer skills-MS Office, Excel, Outlook, PowerPoint, etc.
- Strong oral and written communication skills.
