Position Overview
This position is responsible for executing paint, stain, and other finish work orders per Maintenance department or Executive Director.
Essential Job Responsibilities:
- Communicate with Maintenance department to determine scope of paint work order and estimate associated costs.
- Apply paint, stain and other finishes to paint surfaces using paintbrushes, rollers, or sprayers.
- Assemble proper equipment such as scaffolding or ladders and ensure ventilation protocol is used to protect from unhealthy fumes.
- Mix and match paint, stain and other finishes to job specifications, using primer or other sealers as applicable.
- Prepare surfaces to be painted by washing, filling holes and cracks with putting, and sanding surfaces.
- Cover trim, floors, furniture, and other surfaces with paint tape, drop cloths, and other protective coverings to keep them free of paint.
- Clean equipment and work areas and reinstall any removed fixtures as applicable.
- Maintain a ready supply and inventory of necessary materials, equipment, and tools necessary to complete work and repairs.
- Apply all applicable policies and procedures such as, but not limited to, company operating and safety standards. Promote safe work practices among on-site staff.
- Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations, building codes and environmental laws and regulations.
- Performs duties with a sense of urgency with a high level of accuracy.
- Other duties as assigned.
Education, Experience and Other Requirements
- State painter certification, if applicable
- High school graduate or GED
- Must be age 18 or older
- 3-5 years experience in professional painting services
- Must possess valid driver’s license.
- General handyman skills
Knowledge, Skills, and Abilities Required
- Promote teamwork in providing services to residents.
- Able to frequently use paint/finish equipment, ladders, scaffolding, ventilation equipment, and safety equipment.
- Able to handle and use chemicals and general cleaning supplies.
- Able to keep an open mind and change opinions based on new information; performs a variety tasks and changes focus quickly as demands change; manages transitions effectively from task to task; adapts to customer needs.
- Able to multi-task competing priorities and perform in fast paced working environment.
- Able to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication, and division to do basic calculations and analysis such as estimating, determining averages and percentages, and totals.
- Able to demonstrate a high level of service delivery
- Able to occasionally operate general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine, and postage machine.
