Porter Description:

The Porter/Groundskeeper ensures that all mechanical systems and equipment are operational. Ensure all buildings and common grounds ate properly maintained, free of debris and aesthetically appealing at all times. Position will be mostly outdoors to maintain the exterior buildings and grounds but will include interior maintenance of buildings as well.

Position Responsibilities:

• Performs minor maintenance replacement/repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs through daily schedules and work orders. Turn in completed work orders to Property Manager.
• Performs a variety of cleaning/maintenance duties as assigned including but not limited to sweeping, mopping, shampooing, dusting, polishing, trash disposal, replacing light bulbs and window cleaning.
• Maintains working relationship with team members and security staff. Check in and out of property with manager and/or assistant.
• Maintains friendly and professional attitude with residents and guests.
• Ensures all safety precautions and procedures are followed while performing work and maintains a safe work environment. Maintains a safe and secure environment throughout the buildings and common grounds
• Ensures that security procedures are adhered to at all times.
• Maintains all cleaning solutions in accordance with OSHA requirements for hazardous chemicals.
• Ability to properly utilize equipment and follow safety procedures prior to using this equipment.
• Maintain disaster preparedness by identifying potential problems and maintaining response plans
• Responsible for maintaining the appropriate level of supplies for assigned areas.
• Performs and records monthly safety meetings
• Properly performs casual labor, such as lifting/moving heavy items as directed by Property Manager
• Maintenance painting of all buildings and common areas; touch up as required.
• Removes trash from premises and assists in emergency cleaning.

Daily Tasks, including but not limited to:

• Pick up trash: at both entry/exit areas and all common areas
• Complete work orders and turn in to Property Manager
• Cleaning tasks as needed (disinfecting, mopping, vacuuming, dusting, trash disposal, etc.)

Monthly Tasks including but not limited to:

• Change HVAC filters and clean drain lines in Gym and guardhouse A/C units
• Inspect fitness center and aerobics room for hazards or/and deficiencies

OPERATING SKILLS, KNOWLEDGE & ABILITIES:

Education/Training:

• High school diploma or equivalency preferred.

Experience/Knowledge/Abilities:

• Previous porter/groundskeeping experience preferred.
• Effective written and verbal communication skills.
• Strong customer service, communication and interpersonal skills required.

Special Requirements:

• Ability to lift up to 50 lbs. following appropriate safety procedures
• Work in an upright standing position for long periods of time; be able to reach overhead; have full range of mobility in upper and lower body
• Be able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job function.
• Climb ladders and work at heights above ground level (maximum 14 ft. on A-frames and 21 ft. on extension ladders)
• Ability to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity)
• Repeat various motions with the wrists, hands, and fingers
• Be able to lift, pull and push materials and equipment up to 50 lbs. occasionally to complete assigned job tasks

Job Type: Full-time

Pay: $19.00 - $21.00 per hour

Expected hours: 40 per week
