One of our clients, a large multi-family plumbing contractor, is currently seeking a Project Managerwith additional knowledge/competency in multi-family and commercial plumbing.

Job Type: Full Time – general work schedule is Monday-Friday 8 AM-5 PM plus additional hours as necessary to perform outlined duties. Job is primarily located in the Triangle NC area.

Job Responsibilities:

  • The individual will be responsible for continued growth and demonstrated forecasting ability for a continuous customer pipeline.
  • Will be responsible for the financial management of the division.
  • Maintain trade and professional licensing, as needed for continued growth.
  • Maintain relationships for community and civic activities, events, local home builder association membership, and other marketing functions that expand our builder profile.
  • The planning, scheduling, implementation, and coordination of quality-built homes from development through final construction on a timely and economical basis.
  • Supervise and coordinate all aspects of residential construction in conjunction with Southern Concepts Design & Build’s core values.
  • Maintain a thorough knowledge of ever-changing construction practices, materials, building codes and OSHA requirements.
  • Prevents fines and interruptions by complying with and enforcing all codes and or policies set forth by local inspections.
  • Direct Superintendents to achieve completion of the projects on schedule, within budget, with quality workmanship that conforms to original plans and specifications.
  • Evaluate and recommend construction methods to increase quality and profitability.
  • Work with Client from first introduction through warranty period to assure a positive customer experience while maintaining records of communications, selections and change orders for the contracts.
  • Ensure that all homes are built to meet all requirements established by the construction plans, building codes, buyer’s contract selections, specifications and any applicable change orders.
  • Conduct walk-through meetings in conjunction with other staff members and clients to ensure all questions and concerns are answered. Ensure any deficiencies are noted and corrected prior to closing in conjunction with walk through procedures.
  • Develop and maintain strong subcontractor, building inspector, and supplier relationships.
  • Leads efforts to promote safety on projects and monitors subcontractor’s work in complying with the company’s safety program.
  • Maintains the construction documents (lot files, trade associate files, plan rack, etc.) at the office so that all pertinent information is readily available.
  • Work in conjunction with Estimator and Project/Design coordinators for Selection, coordination, oversight & management of people, materials, budgets, schedules & contracts.
  • Verify insurance info and scope of work for various labor needs.
  • Informs and trains trade partners and construction managers regarding company policies and procedures, including safety and OSHA compliance.
  • Interact with architecture, engineering, studio, purchasing and accounting to consider their input/deadlines during the process to ensure timely quality construction.
  • Monitor and resolve customer or construction concerns to facilitate a smooth final closing process.
  • Deliver Pre-Construction and Pre-Drywall orientations with buyers to reinforce contact with buyer throughout the construction process.
  • Deliver a consistent and effective homeowner orientation to ensure the buyer experiences a positive transition to their new home.
  • Ability to work when needed (respond to emergency calls or other issues during off-hours).
  • Travel required within the Triangle region of North Carolina.
  • Conduct business in a professional and ethical manner to potential buyers, trade partners, external officials, and coworkers to reinforce goodwill and profitability for the company

 

Experience requirements:

  • Minimum of 5-10 years of residential construction experience as a Project Manager, Superintendent or similar position.
  • Bachelor’s degree from a four-year college or university in Construction Management or Trade Associates degree, preferred.
  • NC Licensed Plumber preferred.
  • Clean Driving Record with current NC or SC Driver's License, clean Criminal Background Check, pass applicable drug tests.
  • Demonstrated leadership capabilities including motivating teams, employee development, and being results-oriented.
  • Strong people skills, including the capability to handle various personalities and develop professional relationships.
  • Action-oriented, with the drive to push projects and tasks to successful closure.
  • Proven ability of being customer-centric by seeking solutions from the customer’s perspective.
  • Strong verbal & written communication, with the ability to take complex concepts and communicate accurately and persuasively.
  • Experience making quick and accurate decisions based heavily on facts, data and/or metrics.
  • Proficient in Microsoft applications, including Word, Excel, PowerPoint and Outlook.
  • Knowledge and proficiency in Construction Management Software and estimating software.
  • Knowledge of construction management theory and practice.
  • Knowledge of construction building codes and building methods.
  • Must have strong computer skills and a strong understanding of modern technology as it related to the modern construction work industry.
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and follow-up and carry multiple projects through to completion.
  • Proficient with all construction-related tools
  • Proven experience with excellent attention to detail and the ability to work in a fast-paced environment with minimal supervision.

Physical Requirements:

This is a position which requires the Candidate to frequently walk, stand, and climb stairs in/around construction sites, apartment homes, models and properties. Must maintain professional appearance and be able to work in a construction environment in all weather conditions (rain, snow, heat, hail, wind, sleet), around hazardous chemicals, dust, dirt, and other particulates. Must also have the ability to operate an automobile, read large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move and carry up to 100 lbs. independently. Finger dexterity is necessary.
