BIM Designs Incorporated was founded in San Francisco, California in 2016, with the goal of helping contractors and engineering firms expand their BIM Modeling, MEPF Detailing, and Engineering capacities. Since then, the company has expanded to Los Angeles and Phoenix, and now provides design and technical services to companies across the United States and Canada.
We are a service provider, helping VDC teams complete more projects and instantly scale productivity through staff augmentation and turnkey design solutions, without the financial and human resource challenges involved with directly hiring additional staff.
Throughout the engineering and detailing pre-construction process, our engineers, project managers, journeymen, and technicians collaborate with contractors to provide constructible models that are ready for fabrication and efficient installation.

Position: Journeyman Plumbing/Pipefitter Detailer
Reports to: Foreman
Salary: Local Union Journeyman Wage Rate
Summary:
- BIM Designs, Inc is seeking a Journeyman Plumbing/Pipefitter Detailer to lead BIM design and efforts with respect to various Plumbing/Pipefitting projects.
- General Responsibilities will include, but are not limited to:
- Act as “Lead Detailer and Coordinator” for assigned projects
- Complete other responsibilities, as assigned
- Perform all essential Senior-Level responsibilities
- Create & Maintain models to fulfill Project-Specific Requirements:
- Compile contract VC close out documentation
- Coordinate with BIM service providers and Subcontractors
- Create models including structure, interior and exterior architectural elements and MEP systems (as applicable)
- Create a “lean” model using the least amount of pipe and fittings to reduce cost.
- Create a constructible model. Spool lengths comply with client or site restrictions. Routings are in accessible areas. Model is fully installable.
- Develop models to illustrate contractor questions and solutions
- Distribute new and revised models showing changes and RFI answers
- Track all projects activities/actions through daily logs
- Update as‐built and revised Building Information Model, keep revision log
Quantity Take Off:
- Assist to verify original estimate quantities for cost reports
- Quantity survey, quantity review and system input for labor costing
4D Schedules:
- Assist to develop the modeling schedule
- Assist in preparation of 4D simulations
- Assist to develop coordination schedules
Trade Coordination:
- Assist to process shop / fabrication level models for approval
- Assist to set-up and maintain all control logs (RFIs, shop drawings, as-builts, etc.)
- Assist with coordinating models with internal and subcontractor detailers and modelers
- Assist with updating, maintaining and distributing documents to field and subcontractors
- Attend and /or assist in model coordination meetings and document project preconstruction /
- Attend Daily stand up meeting with supervisor
- Coordination sign-offs
- Prepare and maintain submittal logs and expediting log for VC models
- Site inspection and liaising with trade contractors
Field Coordination:
- Assist project team with construction coordination and scheduling
- Calculate quantities for material orders and crew work planning
- Coordinate field inspections and assist with formwork design and lift drawings
- Model constructability issues and solutions for self‐performed work
- Participate in job layout driven by Level 400 per AIA E202 or otherwise specified 3D model data
- Perform site visits to review and evaluate progress of job scope with the assistance of the project management team,
as needed. - Prepare “shop drawing” level 3D models for self‐performed work
- Produce dimensioned drawings from the model for field use

Required Certificates, Education, and/or Experience:
- Licensed Journeyman Plumber/Pipefitter
- Union Member
Language Skills:
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Ability to write routine reports and correspondence
- Ability to speak effectively before guests and associates of the organization
Physical Demands:
- May be required to use hands and fingers to handle or feel objects
- Must occasionally lift and/or move up to 20 pounds
- Occasionally required to sit for extended periods also stoop, kneel, crouch, or crawl
- Required to frequently reach with hands and arms
- Regularly required to talk or hear
- Specific vision abilities required by this job to include close vision, distance vision, and peripheral vision
