Job description

Position Purpose
Upholds the Credit Union's mission of "Doing the Right Thing" by assisting Mortgage Lenders and Mortgage Underwriters in the origination and processing of mortgages. Creates a smooth and timely transition from application to closing and provides an exceptional experience for our members. Ensures compliance with appropriate regulations, investors, title companies, and Credit Union policy and procedures.
Essential Responsibilities
• Works within a team of designated Mortgage Lenders, Mortgage Processors, and Mortgage Underwriters and as such, develops a good working relationship with their teammates.
• Responsible for providing members (and the Lender) with periodic status updates regarding their loan documents.
• Assists Mortgage Lenders in person, by telephone, and via e-mail to process their requests for mortgage loans. Also operates scanner, fax machine, copy machine, and other standard office equipment.
• Responsible to work with member, lender, realtor, title company, insurance company, etc. to obtain information and/or documents needed to fulfill underwriting conditions. Reviews and validate what is obtained sufficiently fulfills the condition.
• Collaborates with lenders to ensure quality service, including the effective handling of inquiries from realtors, members, and vendors.
• Consistently meets deadlines including disclosure due dates, commitment due dates, rate expirations and closing dates.
• Reviews loan conditions and address conditions required by underwriting.
• Prepares mortgage loan files, to include all necessary mortgage loan documents, and completes correspondence for the Mortgage Lenders.
• Prepares mortgage loan documents including disclosures, re-disclosures, and subordinations.
• Prepares closing documents including early Closing Disclosures for delivery to the member.
• Prepares final loan documents and generates closing packages including but not limited to: Closing Disclosures, full closing packages, misc. documents and delivers to member and Mortgage Lender or Title Company.
• Prepares closing documentation for Down Payment Assistance Program.
• Prepare, Generate, and Deliver accurate Initial Mortgage Disclosures within TRID Guidelines.
• Assists in preparing procedures and documentation for the position, including meeting specific deadlines.
• Confirms final loan details from all sources, including Lender, Member, Realtor, and Title Company.
• Requests Payoff's.
• Works with title companies for buyer/seller statements - ensure balancing
• Responsible for but not limited to ordering title work, appraisals, property valuations, flood searches, child support lien dockets, letter reports, third party subordination requests, and ordering payoff requests for loans being refinanced.
• Accurately images and organizes all file documentation to comply with company standards.
• Order Verification of Employment, Verification of Deposit, Verification of Mortgage/Rents, Evidence of Insurance, Payoff Statements, Buyers/Sellers Statements, Tax Transcripts, Subordination Requestions from other financials etc., as needed.
• Verifies accuracy of title work, insurance forms, and other required documents.
• Responsible for corresponding with title companies regarding refinance and purchase money transactions.
• Responsible for working closely with underwriting on appraisal and valuation reviews.
• Balances wires with closing agent and requests wires from Support Services.
• Complete Verbal Verifications of Employment.
• Work with insurance companies to ensure that the correct mortgagee clause is stated on insurance policies.
• Complete HMDA screens.
• Responsible for following all processes and procedures put in place to ensure mortgage files are in compliance.
• Assists in training new department employees.
• May assist the Mortgage Servicing area as needed.
• Performs other duties as assigned to assist others in completing tasks and work assignments.
• Responsible for projects assigned by the Mortgage Processing Supervisor, VP of Mortgage Lending, or other management team members.
• Actively attends meetings and training sessions to remain up to date and be responsible for policies, regulations, procedures, products, and legal requirements, including the Bank Secrecy Act (BSA) and Office of Foreign Assets Control (OFAC) policies and regulations.
Necessary Experience and Qualifications
• Ability to read, write, and comprehend detailed and technical instructions, short correspondence, and memos; the ability to add, subtract, multiply, and divide using whole numbers, common fractions, and decimals as normally acquired through completion of a high school education.
• Ability to operate an on-line computer terminal including a good working knowledge of the core computer system, computer camera, Nautilus, Encompass, Microsoft Office 365, e-mail, copier, scanner and fax machine through on-the-job experience.
• Working knowledge of the products, services, and procedures needed to process transactions as normally acquired through six-to-twelve months of on-the-job experience with the Credit Union or minimum of 1 year of mortgage experience.
• Ability to concentrate on and pay close attention to detail for over 90% of work time. Must be able to closely examine documentation. Requires a high degree of accuracy.
• Analytical ability necessary to research and process mortgage paperwork from start to finish.
• Interpersonal skills necessary to deal effectively and efficiently with a diverse group of employees, members, and vendors. Requires communication/listening skills necessary to effectively obtain necessary information to process mortgage loans.
• Ability to stay in one place for extended periods of time, handle a fast-paced stressful working atmosphere, and to transport objects weighing between five and 20 pounds for 1% of work time.
• Ability to project a professional image and practice professionalism in a financial environment.
Work Environment and Physical Requirements
• Office environment with moderate level of noise.
• Frequent use of telephone, scanner, copier, computer, fax machine and other office machines.
• Prolonged sitting or standing.
• Frequent mental and visual concentration.
• Minimal lifting up to 20 pounds.
NOTE: This job has the potential to work from home, contingent upon supervisor approval. Approval will be based on the Work From Home Policy eligibility requirements as well as the department needs.
