MAINTENANCE TECHNICIAN

Purpose

Pan American Properties is seeking an experiencedMaintenance Technician for our location in El Cajon, CA! Our company Maintenance Technicians are responsible for responding to the needs of our community residents and clients. We seek individuals who take pride in performing routine and general maintenance repairs and who work diligently to apply preventive measures to minimize the risk of future problems. Additionally, we look to our Maintenance Team to lead and manage renovation and remodel projects in our communities.

Our Maintenance Technicians work in team environments and report directly to Maintenance Team Leads.

Duties and Responsibilities:

Primary Duties

Maintain the property, Clean, Complete Work orders, Cover after-hours maintenance emergencies.

• Respond and Resolve Service Requests such as:
• Plumbing: repair, replace or install faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water-dispensing refrigerators, or washing machines
• Electrical: repair, replace or install power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, or garage doors openers
• Drywall repair: fill holes caused by nails, minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy or larger holes caused by damage
• Painting: minor touch-ups following damage repair to new coats of paint applied to unit walls in between residents
• Appliance repair: repair, replace or install household appliances, such as refrigerators, dishwashers, range ovens, washers and dryers, hot water tanks, and air conditioners
• Preventative maintenance: perform maintenance to heating and air-conditioning systems, plumbing fixtures, sprinkler system, smoke detector and fire extinguishers
• Seasonal maintenance: swimming pool opening procedures, daily maintenance, and end of season close down procedures
• Health and safety maintenance (such as sprinkler systems or smoke detectors)
• Install locks

• Renovation/Remodel
• Assess Work Sites
• Perform Carpentry work
• Replace Plumbing Fixtures
• Hang Dryall
• Install Flooring
• Lay Tile
• Perform Finish Work, including install, replace trim, molding, windows, etc.

Essential Knowledge, Skills, and Abilities:

Knowledge

• Strong understanding of general maintenance process and methods:
• Plumbing methods, tools, principles, and regulations
• Electrical systems, components, equipment, and regulation
• Carpentry materials, installation procedures, and repair techniques
• Dry wall and patching methods and materials

• Strong understanding of Safety Hazards, Personal Safety, and Equipment Safety Procedures as it relates to maintenance work

Skills and Abilities

• Demonstrated Customer Service, Communication and Interpersonal skills
• Proficiency with phone applications such as MS Outlook
• Experience with Corrigo software is preferred
• Ability to determine the kinds of tools and equipment needed to complete a job
• Strong Attention to Detail
• Ability to read Plans is preferred

Minimum Requirements:

• Experience as Community Maintenance Technician or equivalent
• Must be able to speak, write, and understand conversational English
• HVAC Certification a plus
• Understanding building codes set forth by cities and counties
• Possession of industry standard proper tools required
• Possession of personal transportation vehicle, including a valid California driver’s license and valid proof of insurance
• High School Diploma
• Pass background check and drug screening. (A conviction will not necessarily disqualify you.)

Physical Requirements

• Daily operate personal motor vehicle
• Frequently sit, stand, climb stairs and ladders, squatting/kneeling, push, pull, reach above shoulder, grasp, grip, turn (tools and equipment)
• Frequently lift, up to 50 pounds; occasional team lifts of 100 lbs. or more.
• Frequent use of eyes, including the ability to assess via, close vision, distance vision, color vision, depth perception and ability to focus
• Frequently use hands and fingers
• Frequently speak and hear
• Regular exposure to outdoor elements

Salary is based on experience: $25.00 per hour
