The primary responsibility of the M&A and RE Summer intern will provide analytical and research support for the GMS M&A and CD Team in all respects.
Duties & Responsibilities
- Detailed financial analysis including the evaluation of financial statements, financial spreading and modeling, cash flow projections and valuation analysis, pro forma analysis and synergies analysis
- Drafting and negotiation of legal documentation
- Market research analysis and analyzation of key market statistics such as housing starts, unemployment rate, per capita income, population growth, etc. to form a cohesive summary on targeted Metropolitan Statistical Areas
- Coordination and execution of internal integration efforts with Accounting, IT, Human Resources and Risk Management / Safety groups
- Communication with potential acquisition targets
- Tracking and documentation of acquisition targets and progress as well as M&A activity within the industry
- Preparation of materials for presentation to the GMS Board of Directors
- Real Estate Portfolio Tracking and Development Planning
- Assist with tracking and reading of key components of lease documents
- Tracking monthly critical date reports
- Maintenance and updating of all records
Basic Qualifications
- Sophomore or Junior Preferred
- Finance/Accounting/Economics/MIS/Real Estate major preferred but not required
- Prior internship in related field a plus
- Analytical, ability to think critically and draw conclusions from analysis of data
- Detail-oriented
- Career-minded, quick learner, self-starter
- Project oriented; knows how to manage time and deadlines
- Ability to work both independently and with a team
- Flexible; can adapt to changing demands and timelines
- Confident communicator
Other Competencies
- Solid understanding of intermediate financial accounting principles (understand components of income statement, balance sheet and statement of cash flows and how they interact)
- Basic knowledge of principals of valuation
- Ability to do financial spreading/modeling
- Basic understanding of contract law
- Proficiency in MS Excel (intermediate formula mastery, etc.), MS Word and MS PowerPoint
Physical Demands
- Must be able to remain in stationary position 70%
- Occasionally, will move about inside the office to access files, office machinery, etc.
- Must be able to operate basic office machinery
- Must be able to communicate with team and management and be able to exchange accurate information in these situations.
