OVERVIEW:

This position is fully remote but must reside in Pittsburgh, Pennsylvania.

Real Estate Strategy

• Develop and maintain a long-term Real Estate market strategy by banner, including goals, objectives, metrics for success and market-level plans

• Maximize the organizational benefit and ongoing usability of a dynamic market optimization model to set strategic direction at the metro level

• Continuously improve the profitability of each banner by providing insights into key sales and cost drivers, partnering with other teams and exploring Real Estate trends to maximize market opportunities

• Maintain annual go-forward store count goals by banner for long term planning and modeling

Real Estate Underwriting

• Improve functionality and fidelity of existing Real Estate pro forma models by partnering cross functionally to ensure the latest strategic thinking is reflected into our underwriting

• Develop more sophisticated financial models for sale-leaseback, self-development and buy and hold Real Estate strategies

• Perform financial modeling for more complex Real Estate transactions and support high profile deals with major landlords/department stores through multi-unit underwriting

Process Improvement / Cross-Functional Relationship Building

• Maximize value of current systems/sources of data to meet Real Estate/Market Research needs, identify data and process gaps and work to determine appropriate solutions and data sources to answer Real Estate questions

• Partner with other teams across the organization to help them integrate Real Estate and market research data to help them improve their decision making processes

QUALIFICATIONS:

• Business-related Bachelor's Degree, including Management, Finance, Strategy or Business Intelligence required, MBA preferred

• 5-7 years experience in Finance, Strategy, Real estate analytics and/or consulting experience preferred
