Summary:
The Maintenance Technician is responsible for maintaining the overall functionality and appearance of the independent living facility. This includes performing repairs, preventive maintenance, and groundskeeping tasks to ensure a safe, comfortable, and attractive environment for residents. Supports other areas of the Maintenance / Engineering department as needed.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Supports the mission, vision, and goals of the organization, upholding and promoting company culture and vision.
- Troubleshoots and repairs plumbing and electrical equipment.
- Troubleshoots and repairs HVAC and boilers.
- Assists with the preventative maintenance program.
- Respond promptly to resident maintenance requests and resolve issues in a timely manner.
- Conduct routine inspections of the facility to identify and address maintenance issues.
- Ensures compliance with regulatory agencies, including but not limited to, local fire department, OSHA, EPA, and NC State DSS /DHSR.
- Rotates on weekend and night call-back rotation list.
- Adheres to policies and procedures regarding safety.
- Repairs various HVAC equipment.
- Conducts generator start-up, run, maintenance, and testing. Document completion of work.
- Submits daily, required documentation.
- Attends training courses at community and maintains up to date monthly, quarterly, annual training through designated Learning Management System (LMS).
- Other duties as assigned, and which relate to the success of the community and the care, comfort, and happiness of our residents.

- Ability to use test equipment and hand tools to include meters, gauges, locating equipment, refrigerant recovery equipment, hand tools, and other measuring instruments.
- Ability to read blueprints and schematics.
- Ability to perform various troubleshooting techniques.
- Ability to communicate effectively, verbally and in writing.
- Valid North Carolina or South Carolina driver’s license and satisfactory driving record required.
- Certified Pool Technician.
- CFC certification from approved agency.
- Electrical, mechanical, plumbing certification preferred.
EXPERIENCE:
- Education: High school graduate or equivalent.
- Three to five years of experience in general building maintenance, wiring, plumbing, and HVAC.
- Working knowledge of general building repairs, plumbing, wiring.
- Basic maintenance principles and techniques.
- Ability to exercise judgment and discretion in establishing and maintaining positive internal and external relationships.
- Ability to work independently and as part of a team.
- Good communication and customer service skills.
- Ability to lift and carry heavy objects.
- Willingness to learn and adapt to new technologies and procedures.
Physical Requirements:
- Ability to stand, walk, and bend for extended periods.
- Ability to lift and carry up to 75 pounds.
- Ability to work in various weather conditions.
Schedule: This is a full-time position, typically requiring 40 hours per week. Some evening, weekend, and on-call hours may be required to respond to maintenance emergencies. May be required to work some overtime.
