ESSENTIAL QUALIFICATIONS:
- Relatable accredited educational achievement; GED minimum requirement.
- Appropriate relatable and accredited certification required.
- Topic certifications such as HVAC, electrical, plumbing highly desired
- Fire Safety, Haz Mat, Indoor Air Quality, and LEED certification preferred
- Knowledge and experience with OSHA
- Minimum of 5+ years proven experience in commercial grade, in building maintenance including but not limited to carpentry, plumbing, electrical, painting, HVAC, boilers, pumps, masonry, appliance, and other general and preventative repairs.
- Self-starter with self-monitoring, self-motivation, within a day-to-day delegated work structure.
- Consistent demonstrated reliable work output including self-regulated premium work results for all tasks or assigned duties to meet/exceed standards and practices as understood by corporate objectives or public regulations.
- Demonstrates genuinely a warm, friendly, and service orientated philosophy and demeanor towards anyone without bias.
- Demonstrates excellent customer service

- Excellent communication (oral and written) abilities.
- Willing and able to utilize mobile technology: cell phone, tablet, laptop etc.

- Direct competent experience managing multiple projects or tasks on a daily basis including adding, postponing, or rearranging tasks to achieve the best outcome.
- Outstanding problem-solving confidence and application suitable to the situation faced.
- Proficient with MS Office (word, excel) and corporate email communication.
- Must be physically fit – lift up to 75 pounds, with endurance for prolonged stair climbing, standing, sitting, stooping, squatting, and other movements so as to perform duties successfully, timely, efficiently, and within budget parameters.
- Up to date vehicle insurance and, license including keeping a good driving record.
- Availability to be on call after hours on a rotating schedule to complete emergency work orders per company policy and supervisors’ direction.
ESSENTIAL FUNCTIONS OF THE JOB:
- Responsible for the completion of all maintenance service requests as assigned.
- Conducts work within established expense limits.
- Must be available to respond to emergencies after business hours and on weekends on a rotating basis with other Maintenance Personnel.
- Ensures the physical property aspects meet organization standards, standards of any city codes, and standards of any pertinent laws.
- Participates in developing and implementing operational manual regarding maintenance-based activities.
- Participates in the diagnosis of problems and repairs including (but not limited to) carpentry, plumbing, electrical, painting, masonry, appliance, and other identifiable maintenance activities.
- Participates in or assigns scheduled maintenance on equipment, based on manufacturers’ recommendations and operating manuals.
- Maintains and shares maintenance manual/log detailing when and what has been serviced as well as recommending equipment replacement or purchases.
- Participates in formulating property or facility maintenance budgets and the review of actual activity.
- Reports, reviews, and acts upon findings from scheduled and non-scheduled maintenance work using established process.
- Schedules maintenance activities and inspects work performed and materials used for adherence to best practices of the company or best practices of accredited appropriate institutions.
- Responsible for safety and security system implementation, maintenance, and proper use by all associated with the property (personnel, contractors, vendors, and tenants).
- Overseas and monitors maintenance of storage areas or other areas that are secured for the organization’s purposes.
- Overseas and participates in move-in and move-out inspections and unit turnover.
- Reviews, approves, initiates, completes, and returns required paperwork, documentation, communication (electronic, phone, text, or otherwise) as expected for the situation.
- Participates in contractor and vendor selection and monitoring to support internal (i.e. plumbing, electrical, safety) and external (i.e. landscape, snow removal, safety). property and facility maintenance activities.
- Participates as designated to do so, in determining property and facility service consistency among all locations.
- As designated, interfaces with officials, inspectors, and regulators to communicate and demonstrate compliance of all codes, inspections, or laws.
- As assigned, participates on committees or in discussions to address property best practices where they will share ideas for improvement or cost containment.
- Responsible for other duties and projects as assigned.
- Oversees Vendor warranty work and maintenance agreements with vendors to ensure proper completion of all required work.
- Performs preventive & corrective maintenance in accordance with manufacturer’s recommendations and if required disassembles and reassembles appliance equipment, examines mechanical and electrical parts, adjusts pulleys and lubricates all moving parts.
- Conducts daily safety inspections of all assigned facilities and troubleshoot problems and make recommendations on facility upgrades.
- Observes equipment during operating cycle to detect excess vibration, overheating, fluid leaks and loose parts and takes readings on equipment using a variety of power testing equipment.
- Inspects timers, thermostats, switches, pumps, bearings, belts, gears, blowers, defective wiring, adjusts appliance motors and calibrate equipment as needed.
- Replaces worn or defective parts, such as switches, pumps, bearings, transmissions, belts, gears, blowers and defective wiring.
CORE COMPETENCIES:
- Ability to read and interpret manufacturer’s wiring diagrams and specifications.
- Ability to troubleshoot and repair both electrical and mechanical commercial HVAC systems, boilers, water pumps, & reverse osmosis systems.
- Basic skills in identifying repair parts from manufacturer’s technical manual.
- Must be a self-starter.
PHYSICAL/SENSORY DEMANDS:
- Ability to move throughout all facilities.
- Ability to observe the functionality of the physical assets of the facilities.
- Must have good dexterity to operate equipment and handle tools.
- Ability to work in extreme conditions utilizing protective equipment if required.
- Ability to see, read & hear effectively in order to repair equipment following detailed specifications.
