Job Summary:
The Maintenance Technician ensures that the overall functions of the building premises are in good, safe operational order; this role is responsible for minor repairs and coordinating outside services for major or specialized repairs.
Duties & Responsibilities:
- Inspect the interior and exterior of all buildings on the premises for wear or damages that require repair or equipment replacement.
- Record specific requests from managers for repairs. Identify whether it is a minor repair which can be handled internally or, if necessary, receive required bids from outside sources for major, or specialized (e.g., electrical wiring, etc.) repair.
- Make minor repairs.
- Replace defective or worn items (e.g., light bulbs).
- Schedule, monitor, and approve major repairs done by outside contractors.
- Understand and keep current of federal, state, and local regulations that effect building operations such as OSHA, etc.
Required Skills & Abilities:
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of organization.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems involving several concrete variables in standardized situations.
- Current driver's license.
Education & Experience:
One year certificate from college or technical school or three to six months related experience and/or training; or equivalent combination of education and experience.
Physical Requirements:
- While performing the duties of this job, the employee is regularly required to stand and walk.
- The employee frequently is required to use hands to finger, handle, or feel; reach with hands and arms; climb or balance; and stoop, kneel, crouch, or crawl.
- The employee is occasionally required to sit and talk or hear.
- The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds.
