Position Overview: The Maintenance Technician will play a vital role in overseeing the maintenance and facilities operations of our properties, contributing to the enhancement of the community's overall value. This includes the maintenance of property equipment and machinery, as well as the development and adherence to the maintenance budget and expenditures. Supervision Received: Reporting directly to the Property Manager, the Maintenance Technician will work closely with management to ensure all maintenance tasks are completed efficiently and effectively. Responsibilities: Execute work orders, repaints/re-carpets, apartment turnovers, and other assigned maintenance tasks. Perform various maintenance functions, including electrical, plumbing, appliance repair, flooring, carpentry, painting, and addressing heating/air issues. Complete repairs and improvements in vacant units to ensure market-ready status in a timely manner. Conduct general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair. Participate in emergency on-call shifts and after-hours maintenance as required. Monitor inventory and purchase maintenance supplies, preparing purchase orders, requisitions, and contracts as necessary. Develop and adhere to maintenance budget, authorizing maintenance expenditures as appropriate. Conduct apartment and property inspections, assisting with the development and updating of Capital Needs Assessment. Schedule and perform preventive maintenance, overseeing the safeguarding of company equipment, materials, common areas, mechanical rooms, and vacant apartments. Communicate effectively with property management on a daily basis, coordinating unit and common area painting, exterior siding repairs, emergency roof repairs, and minor HVAC repairs. Foster positive, collaborative relationships with residents, communities, and associated agencies, while enforcing company policies, safety practices, and regulations. Participate in and complete training seminars and online training as required. Minimum Qualifications: Bachelor's degree preferred. Minimum of 5 years of experience as a Maintenance Technician. Strong knowledge of building trades, cleaning procedures, and maintenance. Effective budgeting and performance management skills. Outstanding organizational and leadership abilities. Excellent communication and interpersonal skills. Ability to work well under pressure and meet tight deadlines. Proficiency in computer and Microsoft Office applications. Demonstrated ability to work effectively as part of a team. Must possess a vehicle and hold a valid CT driver's license. Physical Capabilities: Must live within 30 minutes of the property, unless otherwise approved by management. Candidate must be able to lift 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc. If you meet these qualifications and are ready to contribute to our team, we encourage you to apply.
