Complete basic maintenance work orders from staff and residents including changing light bulbs, unclogg toilets, hang pictures, trouble shoot minor problems, etc.
Responsibilities:
- Clean resident room carpeting as directed to allow for quick turn around of vacant apartments.
- Operate the facility van when needed.
- Perform any HVAC, electrical, and plumbing work should be contracted though BMS.
- Perform basic preventive maintenance work orders from the corporate office.
- Clean all exterior windows and screens twice a year or as directed.
- Move residents furniture and belongings from room to room as requested by supervisor.
- BMS staff and suppliers will provide training. Perform planned carpet and tile cleaning of public areas should be contracted through the BMS.
- Employee may be contacted after hours to handle minor emergencies eveniof the position is not a 24-hour on call position however.
- Clean spills and spots on carpeting.
- Major emergencies should be communicated through the emergency maintenance pager.
- Move into other UPMC Senior Living facilities should be contracted through BMS.
- Maintain log of these tests for review of agencies and supervisors.
- Perform minor painting and patching of room and public area spaces, work above 100 SF should be contracted through BMS.
- Order light bulbs, plumbing supplies, and other minor items whose orders total less than $250. Approval of supervisor needed.
- Set up apartments with model furniture or resident furniture as directed.
- Contract wallpaper work through BMS.
- All items purchased that are larger than $250 should be directed to the Director of Maintenance.
- Perform work that would change the characteristic of the building or change the quality of the material installed should be brought to the attention of the Director of Facilities and Construction before proceeding.
- Test the water temperature, emergency, and fire systems regularly as policy dictates.
- Familiarize self with regulations and codes regarding facility and notify supervisor of deficiencies.
- High school diploma or equivalent.
- May in the course of their duties be in rooms where medications are stored.
- No contact with medications is allowed.
