Position Summary:
Assists the Director of Plant Operations in maintaining all grounds, buildings, apartment homes, and equipment.
Essential Duties and Responsibilities:

- Under the direction of the Maintenance Director, performs routine maintenance duties to complete all service requests for repair and maintenance of all grounds, buildings, apartment homes, and equipment in a timely and cost-efficient manner.
- Assists in the execution of preventative maintenance program.
- Communicates with Maintenance Director for needed technical advice, product information, and research and quality assurance guidance.
- Advises Director of the overall condition of the equipment and furnishings of the community.
- Assists with Fire Safety and Disaster Preparedness Evacuation procedures.
- Interacts with residents and staff in a courteous and friendly manner.
- Will participate in on call duties and may receive after hours calls for maintenance emergencies.
- Other duties as assigned by Supervisor.
QUALIFICATIONS
- Must have basic technical knowledge and mechanical ability to perform routine maintenance and repair on mechanical and electrical equipment and possess a basic knowledge of construction principles
- Ability to communicate effectively speaking the primary language of the residents.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
- Basic computer skills required.
- Experience in a specialty focus such as plumbing, low voltage, HVAC preferred.
RESPONSIBILITIES
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ensures that work areas are clean and that equipment, tools, and supplies are properly stored
- Ensures the facility, grounds, and equipment are maintained in a clean, sanitary, and safe condition.
- Maintains and repairs walls, furniture, cabinets, windows, and doors/locks.
- Maintains clean, organized work areas and securely stores equipment and supplies.
- Maintains the facility systems, such as HVAC, refrigeration, plumbing, and electrical, according to maintenance schedules.
- Manages supplies and ensures orderly work areas.
- Performs routine maintenance and cleaning for the grounds, facility, and equipment following all safety procedures and precautions.
- Reports equipment malfunctions, injuries, and accidents to the supervisor.
