Position Overview:
The primary responsibility of the Maintenance Technician is to perform the duties and functions necessary to preserve the good condition and functionality of Bluestem PACE properties including Hutchinson and McPherson locations. These duties include supervision, operation and upkeep of all mechanical and electrical equipment, landscaping/grounds, physical structures and related services. This position will function as the work coordinator for the planned maintenance system, including equipment inventory, maintenance schedule, HVAC installations, inspections and maintenance records.
Essential Job Functions:
- Survey buildings and repair mechanical systems to ensure they function correctly and are compliant with health and safety standards
- Perform maintenance of electrical systems (replace light bulbs and sockets, clean and repair circuit breaker panels etc.)
- Maintain heating and plumbing system to ensure function and best performance
- Supervise mechanical operation of all HVAC equipment, and building structures
- Schedule all preventive maintenance
- Coordinate physical requirements for special events
- Inspect alarm systems (fire, protection) and schedule repairs when needed
- Perform manual repairs when necessary (fix locks, paint, install cabinets, siding, drywall, etc.)
- Procure special equipment and supplies as needed
- Oversee and maintain comprehensive maintenance records
- Review and coordinate maintenance work-orders
- Drive personal vehicle to perform job duties at multiple locations (IRS Standard Mileage reimbursement provided)
- Work with Administration on special projects
- Participate in Safety Committee meeting and be prepared to show auditors our planned maintenance logs/TELS system
- Assists with facility emergency drills
- Assist with participant needs in the home as directed (install or assemble ramps, recliners, grab bars etc.)
- Perform routine landscaping and grounds maintenance (may include obtaining city permits for parking lot, easement, etc. and/or property development
- Managing snow/ice removal during the winter months
- Prepare and produce timely and accurate spenddown reports and save to Docuware
Qualifications and Experience:
- Must be 18 eighteen years of age
- Must have two-years’ experience as a Maintenance Technician
- Must be knowledgeable in general maintenance processes and methods
- Must have a basic understanding of electrical, plumbing and HVAC systems
- Must have working knowledge of common tools, appliances and devices
- Must have a valid Kansas driver’s license and a clear driving record
- Must have reliable transportation and be willing to use daily to perform job at multiple locations
- Must be able to work overtime as needed or directed
- Prefer HVAC certification, building maintenance systems certification or relevant experience
