What this job involves
We are currently seeking a dynamic individual for the role of Maintenance Supervisorto join our team:

• Location: Guaynabo, Puerto Rico.
• Work schedule: Monday to Friday, 7:00 am to 4:00 pm (On call, availability to attend to emergencies).
• Work model: On site.
• Contract Type: Indefinite-term.

This position will be responsible for supervising all Mechanical, Electrical, Plumbing (MEP) operations and personnel assigned to Property Management client commercial properties: City View, REXCO Industrial Park, San Juan Industrial Park.
What is your day to day?

• Supervises and directs maintenance staff on his shift and monitors performance of their assigned responsibilities. Performs and/or directs the performance of all maintenance departmental service requests, insuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience. It is also followed up with adequate clean up. Checks malfunctioning equipment and ascertains corrective action required to restore to satisfactory operating condition.
• Provides training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include, but not limited to: Demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety, and troubleshooting procedures, recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.
• Supervises and implements the preventative maintenance program. Specific duties include and are not limited to: scheduling of preventative maintenance with a minimum disruption of building services, performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff member, orders parts and equipment required for repair, maintenance and installation of new equipment and facilities, and maintains inventory.
• Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe workplace.
• Insures the availability of an adequate operating inventory of tools and supplies.
• Specific duties include, but not limited to: Preparing and submitting purchase order requests, developing sources for stock materials and performing periodic checks for supplies.

Required:

• High school diploma or equivalent. Additional technical certifications or vocational training in maintenance or related fields is preferred.
• Minimum of 5 years of experience in maintenance or facility management roles, with proven experience in supervising maintenance staff.
• At least 2 years of experience supervising personnel (JLL staff or contractors).
• Valid driver's license and reliable transportation to travel to various sites as needed.
• Intermediate level of English to daily manage the maintenance platform.
• Strong knowledge and understanding of maintenance procedures, equipment, and systems.
• Excellent leadership and supervisory skills, with the ability to effectively manage a team and prioritize tasks.
• Demonstrated ability to troubleshoot and repair mechanical, electrical, and other building systems.
• Knowledge of safety regulations and procedures related to maintenance operations.
• Proficient computer skills, including knowledge of maintenance management software, inventory tracking systems, and Microsoft Office Suite.
• Excellent communication and interpersonal skills, with the ability to interact professionally with staff, tenants, and vendors.
• Ability to work independently and make decisions in a fast-paced environment.
