Job Description
The Maintenance Supervisor's responsibility is to maintain multiple commercial A-class properties in good, clean, and well-maintained condition ensuring everything meets or exceeds maintenance and safety standards while providing daily communication with the Property Manager to ensure all contracted services are being performed to company standards.
Duties and Responsibilities
Weekly property inspections with written maintenance reports to the Property Manager.
Schedules, directs, and supervises all vendors and/or subcontractors to perform overall upkeep of properties, general maintenance, repairs, fire systems, alarms, utilities and all necessary work, while ensuring they are in compliance with their scope, contract, license and insurance.
Develop scopes of work for small repairs/improvements and seeks out qualified contractors to bid the work. Obtains at least three bids and submit bids to Property Manager for approval.
Schedule budget items to be done in compliance with budget dates and amounts.
Develops and maintains relationships with vendors and negotiates pricing.
Inspects all completed work to ensure conformance with contract, standards, and requirements.
Responds to tenant calls and/or complaints and issues work orders to resolve common area maintenance (CAM) related issues.
Inspects grease traps on a quarterly basis and creates written report to Property Manager.
Performs semiannual roof inspection and logs findings.
Follows up on Fire Sprinkler Inspections with Fire Depart, Alarm and Insurance Company.
Changes locks to master key for all vacant bays and removes lock cylinder before new tenant takes possession.
Arranges work to be completed in vacant bays to return to “vanilla box”.
Performs "on call" duties on a rotating basis every two to three months.
Meets with Property Manager to establish annual budgets.
Weekly review and approve invoices of the inspected work.
Completes minor repairs, spot clean-up, etc. as necessary.
Maintains company vehicle: oil changes, wheel alignment, and other required services.
Reports directly to Property Manager and works with Property Manager Assistant to coordinate all tasks, worker orders, approvals, reporting requirements, and deadlines.
Requirements
Any combination of education, training and experience which demonstrates the ability to perform the duties and responsibilities as described, including 5 years of related building or property Maintenance Supervisory work experience.
Candidate must possess the following:
· Valid Florida’s driver's license, with clean driving record
· Adequate knowledge of plumbing, electrical, carpentry and HVAC standards and practices
· Professional demeanor, team player and solid interpersonal skills
· Ability to manage, schedule, and supervise
· Neat and orderly work habits
· Ability to handle emergencies and pressure sensitive situations in timely manner
· Physically able to climb stairs/ladders and stand/walk for long periods of time
