Position Summary:

Reporting to our Property Manager, the Maintenance Professional position will be responsible for routine inspections, maintenance, and building repairs such as carpentry, painting, drywall, electrical, plumbing, and HVAC on commercial and residential buildings. The person filling this role must understand and comply with all safety regulations, local and state building codes, and written and verbal instructions from managers or clients to provide the best customer experience possible.

Maintenance Professional Responsibilities:

A Check Google Chats, personal EPHA email box, and voicemail continuously throughout the day. Follow up promptly and appropriately to requests.

A Communicate with safety team members on safety concerns. Our safety motto: aif you see something say somethinga.

A Daily - review and complete tasks are shown in Service Titan, including Estimates, Billing, Schedule, Customer Inquiries, etc.

A Greets customers warmly. Responds to customer inquiries quickly and professionally for prompt service during business hours and sometimes outside of business hours.

A Perform other duties as required. Assists/provides support to other team members on special projects as assigned/needed with a positive can-do attitude.

A Promotes EPHA to potential candidates/new hires.

A Check field personnel in-box folders (Daily)

A Clean equipment and work area, ensuring complete customer satisfaction upon completion of work. Leave the work area better than you found it.

Maintenance

A Physically manage exterior/interior painting, patching, caulking, drywall repair, pressure washing, clear breezeways, and parking lots from snow and debris. Repair leaks in roofs or walls, replace insulation, and repair or replace structural components such as joists or beams.

A Installation of cabinets, countertops, carpets/flooring, drywall, new equipment, appliances, pictures, shelving, and other finished surfaces in residential and commercial buildings.

A Installation of plumbing fixtures such as sinks, toilets, or faucets and new electrical wiring for outlets, switches, and light fixtures in residential and commercial buildings.

A Be familiar with and provide repair services to all alternate agency units/buildings as required.

A Clean/restore/remodel recently vacated properties including painting, changing bulbs, locks/keys, etc.

A Respond to emergencies, coordinated by the property manager, in a timely fashion.

A Repair damages to customer dwellings as required.

A Support the setup of ventilation, refrigeration, and other systems and conduct repairs when necessary.

A Help maintain the facility's and grounds' cleanliness and undertake basic gardening, mowing, trimming, and pest control activities such as spraying insecticide.

A Move/transport office furniture, equipment, and supplies to job sites if needed, in/around the building(s) and grounds in the course of executing their duties.

A As needed, serves as the on-site general contractor for the maintenance team, other workers, and contractors to perform tasks.

A Comply with all company safety regulations and follow local and state building codes as well as written and verbal instructions from the maintenance manager or clients.

A Keep a safety log of safety checks performed on fire alarms, smoke detectors, fuse boxes, systems, etc. & a maintenance log of routine inspections, repairs, and maintenance performed around the grounds/building on appliances, furniture, lights, windows, doors, walls, and equipment to ensure they are consistent with health and safety regulations

A Participates in weekly update meetings and provides budgets, itemized quotes, and accurate timelines and reports.

A Uses equipment, including power tools, hand tools, electric tools, and plumbing & HVAC tools. Loads and unloads equipment and tools into work vehicles if needed.

A Appropriate use of company vehicles in the course of performing related job duties and as directed by management.

A Keep assigned service vehicles and other company assets organized, clean, stocked, and performing properly.

Personnel Management Responsibilities:

This position has no personnel management responsibilities.

The individual in this position is given general direction from management in following established practices and policies.

Physical Demands & Work Environment:

Physical Activity

While performing the duties of this position, the employee will predominantly work on their feet and use their hands throughout the day. The employee is regularly expected to walk, reach with hands and arms, carry heavy objects, stoop, crouch, kneel or crawl, and work in tight spaces; therefore, good physical strength and stamina are required.

Visual / Auditory Activity

The minimum visual activity of the seeing job is both far and close to the eyes and requires the ability to drive, inspect, and view/read codes, plans/blueprints, manuals, structures, phones, computer tablets, and paperwork regularly. The employee is frequently required to speak and listen to effectively communicate with others and follow written and verbal instructions.

Job Location

The minimum work conditions for this position indicate that the individual must have the ability to work in indoor and outdoor environments, and all-weather conditions. The work environment will subject employees to continual interruptions and changing priorities.
