This position serves to perform all maintenance and repair work (major and routine), using plumbing, electrical, HVAC, and general maintenance skills to ensure proper operation of Auxiliary (non-housing) facilities, some dining and supportive buildings. This position assists in other Auxiliary (student housing) facilities as needed. Position will provide good customer service to students, faculty, staff and external customers. This position supports campus sustainable principles and practices. Employee strives to improve operational performance by evaluating decisions using the sustainability "lens". As essential personnel, this position will be required to remove snow and ice when seasonal conditions require it and respond to other campus emergencies if needed/required.

  • Provides routine interior and exterior maintenance and repair services for Auxiliary facilities and campus properties.
  • The workload is driven by requests through the work request / work order system and by projects. Work includes, but is not limited to, drywall installation / repair, painting, carpentry, floor and ceiling tile repair / replacement, carpet repair / replacement, lock installation / repair, door repair / removal / installation, minor HVAC and plumbing installation / repair, fabrication (metal and wood based) and assisting other Auxiliary trade groups with other related tasks.
  • Conducts work in a safe manner.
  • Maintains and performs minor repairs on department equipment.
  • Drives department vehicles and uses appropriate equipment to support these activities in a safe manner at all times.
  • Prioritize daily assignments so that work can be implemented in a decisive and timely fashion.
  • Identifies areas in need of repair and takes necessary steps to make work order and complete the job efficiently.
  • Determines proper Personal Protective Equipment necessary for the job.
Predictive and Preventive Maintenance
  • Proactively inspects structural systems (i.e., building framework, window hardware, door / door hardware) to determine that systems are in proper working condition; documents deficiencies.
  • Proactively inspects mechanical rooms, pipe chases, bathrooms, and other rooms equipped with mechanical and plumbing equipment and determines that heating, cooling, air conditioning, DDC, pneumatic and plumbing systems are in proper working condition; also assesses areas for potential freeze hazards.
  • Schedules and performs predictive / preventive maintenance tasks meeting department objectives with PM work orders from the WebTMA work request / work order system.
  • Enters, documents, prioritizes, and completes PM work orders in a timely manner.
  • Provides monthly documentation and scheduling of predictive and preventive maintenance work orders.
  • Analyzes system maintenance based on seasonal changes.
  • By observation and inspection, determines if equipment is operating within established parameters.
Customer Service/ Project Support
  • Effectively works with the internal team, the supervisor and campus customer to plan and schedule work requests.
  • Provides options and solutions to resolve maintenance repair issues.
  • Communicates with customers using the work order system, phone, email, and face to face methods.
  • Assist with generating cost estimates for customer maintenance and special project requests.
  • Inspect buildings daily to locate, identify, and document maintenance issues that present a danger to students and staff.
Essential Personnel
  • Provides services that relate directly to the health, safety, and welfare of the campus, ensure continuity of key operations, and maintains and protects campus properties.
  • Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns or safety and security actions.
  • Participates in seasonal snow removal and ice mitigation using hand and motorized devices.
  • Drives trucks and other snow removal vehicles to meet service requirements as directed by the Supervisor.
Professional Development
  • Meet a minimum of 16 hours of trade specific training annually.
  • Attends meetings, training sessions and other developmental activities as requested or assigned.
  • Updates job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks and membership in related professional organization
Other Duties as Assigned
  • Work of a similar nature to the other specific duties assigned.
Job Competencies:
  • Demonstrated high skill levels in maintenance/construction within a higher education/institutional environment.
  • Must be able to plan, organize and execute small projects.
  • Able to identify and operate power tools in a safe manner.
  • Able to use technology to plan work, communicate efficiently, gather data, create spreadsheets, create project documents, and present information.

  • Essential Services Designation - Must be willing and able to respond to UCCS emergencies, including snow removal, within 30 minutes.
  • Knowledge of or ability to learn University of Colorado and UCCS policies, rules, and regulations.
  • Must be able to work independently and produce completed work.
  • Ability to manage multiple issues with multiple priorities within varied timelines.
Work Location: On-site This position has been determined to be eligible for overtime (non-exempt) under the Fair Labor Standards Act (FLSA). What We Offer:Salary Range: $48,396 - $58,080 per calendar year. The salary of the finalist(s) selected for this role will be set based on a variety of factors, including but not limited to, internal equity, experience, education, specialty and training. This is a PERA eligible position for those those that qualify through PERA rules & regulations. The University of Colorado Colorado Springs offers excellent benefits, some of which include:

Qualifications

Minimum Qualifications:
Applicants must meet minimum qualifications at the time of hire.
  • Four years of experience in an occupational field related to the work assigned to the position (appropriate education or successful completion of a formalized apprenticeship program will substitute for the required experience on a year-for-year basis.)
  • Must possess a valid driver's license.

Preferred Qualifications:
    Five – Seven years of progressively responsible structural trades maintenance experience, preferably in a commercial setting. 2 or more years of experience in an Essential Personnel role.

Physical Requirements:
While performing the duties of this job, the employee is frequently required to stand and walk. This position involves climbing, balancing, stooping, kneeling, crouching, reaching, handling and fine motor skills. Tasks may involve looking at computer screens continuously for long periods of time. Talking and hearing within normal range. Clarity of vision for 20 feet or more, depth perception and accommodation, and the ability to identify and distinguish colors. The employee must occasionally lift and/or move up to 100 pounds, and frequently required to lift and/or move up to 50 pounds. This position may be asked to remove snow and ice when seasonal conditions require it. Working conditions: this position will have exposure to extreme cold, heat, and atmospheric conditions. May have exposure to electrical shock, exposure to toxic or caustic chemicals.
